I have to admit that I’m not entirely clear on what you want. Maybe the architect felt the same. You only see what you don’t want. Is there a lack of suggestions? The internet is full of them.

Here’s one as an example (top of the plan is south / stairs no landing!):

For environmental reasons, of course, the roof is oriented towards the sun.
Living rooms more towards the garden so they are not on the street. Corner terrace makes it flexible. Windows / terrace doors would also be conceivable as a corner variant.

Apart from the budget, you have very good possibilities with this plot. As long as it’s not decided where the terrace should go, no one can help you. You probably just have to decide on such things. Then it will move forward.

WA / I / o / ED / floor area ratio 0.4 / floor space index 0.6 - the site plan is otherwise (including heights) barely legible and apparently a section from a property offer, but not a development plan (or at least the legend and text section are missing).


So why do we then only see the proposals from the construction company and architect here (and an example from Town & Country), but not your own model (of which we now know no more than that both professionals poorly or incorrectly implemented it)?

So in my opinion, you should still provide: 1. your own design; 2. the name of the development plan ("Posemuckel No. 12 in Hansen’s Garden", not as a link).

At your age, I consider it complete nonsense to consider the divisibility of the house only after the departure of children still to be planned. If you are building so young, then presumably two more times.

The price expectation is not achievable – definitely not with Frisian gables, brick cladding, and similar frills. That only works as flair with merely a pre-equipped attic.

... and in the Brak plan, the technical room is as far away from the street as possible. That should always be kept in mind. Katja has considered that in her plan.

I already had this impression from the first post, and it was confirmed as the thread progressed. This is where you need to start. Take your own critiques and comments and formulate and organize concrete requirements from them. It’s about how you want to live. Nobody else knows that. The more specific a client is, the better the design will be. An architect should, however, be able to help you crystallize this together with you. You will certainly have to make compromises due to the plot, template, and budget. That’s completely OK. What matters is to set priorities. The architect’s design may not fit you, but it is not a bad design.

30€ is just the tile price, but you don’t get anything fancy for that... go to a tile studio, then you’ll only like the more expensive tiles. We have about 60€, plus laying, design joints and edges, large tile formats, etc., in the end we ended up at 150€ net... That was the case with many other positions for us as well... electrical was included for us too... a few more changeover switches, radio switches, etc., and suddenly 6000€ were gone for little additional service... You can forget about Q2 plastering, for example. For every trade, you have to add that much more because only then does it really look good.

You can... but of course it shouldn't be like that in any new building. I think you shouldn't build under 4m.
