On 150m² I find the many wishes somewhat excessive. The budget, on the other hand, is rather tight - as always.

What exactly do you want from the forum?
We like to puzzle over with you what might be possible, but for that you need a bit more than 2 sketches that you find stupid. Exact plot dimensions including building field, floor area ratio, plot ratio, special features of the development plan - basically everything you "forgot" up there.

Mh, okay! Where should we make compromises? The possibility for 2 residential units would not be compulsory but not bad for the future. Laundry room means: washing machine and dryer on a pedestal, base cabinets with countertop and the possibility to place the drying rack there.



Budget is based on the previous offers referring to the B/W drawing. But I keep that in mind!



Plot dimensions 26.7x31m, 819m² total, you can see the orientation, right? No special features (especially for our project) regarding the development plan:

Building height 10m
Base height 50cm above road surface
Roof pitch max. 50°

That’s why I added that there. Should I upload something else? I have development plan, survey at hand.

1. Budget move-in ready including additional costs more than tight
Added to the offers are
- provided by the builder
- encouragement
- incidental construction costs
- missing costs
2. look at floor plans. Almost every sample fits better. You have 08/15
3. Room program is intense not impossible for the size

Don't know what's missing...



Town & Country Lichthaus 152 is known. Doesn't look bad, but doesn't really fit with our orientation, does it? By mirroring and swapping rooms it could be made somewhat suitable though.

Okay, I don't understand. I have offers on hand and know the rule of thumb of €1500 per sqm. That would be €225,000, so why should that "never ever work"? ops:
