Your budget will not be sufficient. What have you planned for the individual trades in addition to the house price? Especially for electrical, plumbing, and outdoor facilities, you can easily make big mistakes. How many euros per sqm have been considered for floor coverings? What have you planned for the kitchen?

What I am briefly writing is purely my opinion, which I have fortunately refined here in the forum "auf Vordermann" and which reflects the current experience of our planning (which of course absolutely deviates from a classic single-family house).

Here, calculations are often made with about 2 - 2.5k per sqm (without the secondary construction costs you mentioned). Architects cost money (which service phases do you want to commission or do you even already have one). Where are you building? I read that the kitchen is also included (everyone naturally has individual wishes), but the kitchen should still be calculated separately. The same applies to the equipment. Outdoor facilities cost a lot of money (for example, we calculate here with 110 € net per sqm). And and and and and...

What offers do you have? What do they include?

Telekom, water, electricity – we don’t need gas.

KNX according to our wishes, 12x LAN, 75 sockets, etc.

Painter and plasterer work is completely missing, right? That can also quickly be 50k and more. How about small things like window sills, etc.? Oh yes, we also have KNX and normally that increases the demands for lighting. How does it look here? That can also quickly add another 10k. In summary, there is only one thing to say - this won't work. Even with standard equipment, 100k is already missing...
