Yep. But I would find out whether a single-family house or terraced houses are planned there… That's what I mean: something like that makes the living area bigger and in the end a children's bathroom costs 20,000€, because living space is expensive.

I'll play Karl Lauterbach: The large plot is bought by an investor who builds two publicly funded two-family houses there, into which rent dodgers then move. That is to say: Such considerations lead to nothing, except sleepless nights. Indicative of the emotional but irrational approach is that the first picture in the first post shows the desired garden.

: It is not naive at all to approach the matter the way you do - after all, you are in the exploration phase and no mistake costs money yet. Your openness here in the forum is very likeable. It will work out - wherever.

The others have already written something about the rough costs :-) may I now ask how you arrived at your budget? If you – as you yourself say – approached the matter relatively naively, then I would be interested in this consideration as well ;-)

You live, if I see that correctly, in Lower Saxony. That seems to be still okay in terms of construction costs. But the children's bathroom etc. is expensive. And construction costs are really skyrocketing at the moment. If you read around here a bit, you might get a better impression of what you can afford.

Many thanks! We have done more reading, calculating, and planning, and a plot of around 500 sqm would be financially most sensible for us. If we go beyond that, for example at 37, then we would have to save something on the house/garden, for example build a carport instead of a garage or something else. The problem is, we just can’t decide—it’s such an important and difficult decision. We drove through 1000 housing developments and still it doesn’t click for us in our heads. The plots with 484 sqm (our favorites are probably 28 and 30) are about 20x25, you could basically build the garage and house in an L-shape and have the garden behind the house. But then you’d have the long side of the house facing west and the short side facing north... Is that sensible? We really like 37 as well, we really like the location in the cul-de-sac. But also there... How do you orient the house so that you get as much of the garden as possible? Same with 43/44. There would also be 56-59, but all corner plots we saw in developments were somehow very, very visible. Help only 4 days left
