If you want to get away from the streets, away from the playground, and "Süden" is too expensive, then "only" the center remains!

Are these federal highways?
Noise barrier: it is quite possible that directly behind the "wall" you hardly hear anything, but further away, due to reflections, you do. This depends on what the surroundings look like.

Also, the "children's shouting" does not end at the neighboring property. There is always life in the new development area.

Up to 700 sqm possible means max. 200k€ for the plot. That is already a big number! EFH180+basement+attic?
Budget for the home?

We once looked at a new development area in close proximity to a [Bundesstraße]. The traffic noise could be heard throughout the entire area and the adjacent existing buildings (sometimes more, sometimes less intense "rustling"). Depending on which streets are involved, a few meters of distance to the streets are less relevant. In the middle, however, you have reduced street noise from both sides. I therefore believe that this criterion plays a rather subordinate role. For me, an ugly noise barrier wall right next to the garden would be more disturbing. Have you already been to the new development area several times and checked where the street noise is the lowest? Such things also depend on the weather conditions. Otherwise, I would also prefer to build smaller and rather in the south.

Is there any way to find out about the wall? My parents-in-law live on a similar street without soundproofing and it’s really terrible and unpleasant in the garden. That’s why we had excluded it, because we thought it would at least be quite loud on the upper floor and trucks drive by early in the morning there.

Life is totally okay and nice it’s actually more about being able to sit in our garden/our living room without being directly visible sometimes, being able to run through the garden in swimwear with the kids without needing the perfect bikini figure, for example.

Overall, the costs should not exceed 600,000 euros. And as you can tell, we literally have no idea about anything yet. I don’t think we will be able to afford a basement..

Unfortunately, the area is still an open space at the moment and the northern and eastern roads are not yet in place, nor are the noise barrier walls. Therefore, right now the noise only comes from the west and it is not yet clear how it will be later....
