Development plan: Garage on the boundary outside the building window

I repeatedly read the word „zerstückelt“ when passing by this thread. Since when does one destroy when zoning? One area for the metal in front of the garage, one area for garbage and compost, one area for the general terrace, and one area for the hidden lounge... in between lawn and a corner for children and co. Who wants to look at visitor cars when inviting for a barbecue?

My tip: Please definitely get a picture book on garden design that tells you what a property in the single-family house sector has to accommodate and how to manage it.

Can you recommend one? I have already purchased 2-3 garden architecture books. But they really didn’t help us much. Only few ideas, hardly any examples – just general blah blah about which plants would be pretty. Zoning was never mentioned at all.

I also like it better than your draft. However, your house was "washed too hot" by Katja, so the proportions are somewhat deceptive. The best thing is to print the plot exactly to scale 1:100, include the planning law (building boundaries), the exact location of the easement, draw your draft in the same scale, cut it out and move it back and forth. Yes. Maybe the planning office sees it differently than I do and the tree can be placed somewhere on the property. If I understand your neighbor law correctly, a fruit tree only has to maintain a one-meter distance from the boundary. For the above plan, print out a turning circle for a car and see if there is still space for the tree in the northeast corner. Maybe you're even lucky and not only the sewer but also the utility lines lie in the easement corridor.

True. My father still had an older plan of the site (longer story) in his documents. I roughly marked the building window on this plan (1:250). What is clearly visible on the plan is that the sewer runs on the neighbor’s plot. However, no lines are registered, or I cannot see any.

I have roughly drawn Katja’s idea (garage approx. 6x6m and house 10x12m, although the house might still be too big?!)

A garage next to the house would have the advantage that the garden in front would be about 3m longer. Would you still tend to the idea with the garage behind the house? Or maybe some entirely different ideas?

Oh, and thanks again for your help. Other ideas are very helpful

You know, I went to the library, with an annual fee of about 10€ at the time, and borrowed all the picture books little by little. I already had a bit of understanding about trash and driveways, what they’re good for and how to zone if necessary. The lawn, as big as possible, and the rest as small as possible is not the optimum for property design and doesn’t add any value.

[Bücherei] is of course a luxury. We can only dream of that here. You often read that the garden should be planned just like the house. That might still work with 200m². But with 2000 I have my difficulties. Of course, the money is all gone after building the house.
