Rural new development area near railway tracks or flight path

Buy what comes next: no one knows the development until 2025 - and let's be honest: the times when there was a huge selection of plots are simply over.

I would look at the plot with the railway lines because it is also important what passes by. If you have a high-speed track with the ICE in front of your door, it's different than if only the S-Bahn runs along there.

We have a railway line about 700m away. You absolutely don't hear anything from the small trains. In summer, when the windows are open and the long freight trains pass by, you might think you're lying right next to the tracks. But it's only rent.

From my own experience, the railway line 350 meters away does not bother me. It is noticeable when a train passes by, but so far I have been able to sleep with the window open without any problems. At work, for example, I am 1.5 km away from a highway. Despite buildings and forest in between, I find the fluctuating background noise quite unpleasant in the morning.

I have experienced both.

A 30-minute tram directly (!) on the property was not a problem at all. It just passes by briefly and that’s it. It was even diesel and not electric. Timetable ends at 10 pm and then starts again at 5 am. Also an interesting factor, whether it is electrified or not.
Freight trains or long-distance traffic is a completely different story!

Hobby pilots were extremely annoying. The airport was not next door but in the city, and they fly right over on that beautiful Sunday when you want to relax quietly in the garden. A constant buzzing, like a gas lawnmower but from above at a distance.
Only the landfill is worse.

So I once lived about 200m as the crow flies from the station. REs and RBs stopped there, and ICs and freight trains also passed through. Between the apartment (we were in the attic) and the station/tracks there were 2-3 houses (about as tall as ours) and 2 smaller streets. The trains never disturbed us. Neither at night nor during the day, even with the window open. Sometimes you could hear the horn a bit, but every passing car was much louder. So I would choose property 2.

Noises are very, very subjective. And the situation as well. You already see 50/50 differences in choice with "unproblematic" plots in new development areas and isolated rural locations.



Now a lot is clear to me why you can't find a plot. Apparently, even nature has to adapt to you. Next, the animal content per sqm of air would be checked? Weed neighbors?




There is a lot of truth to that when it comes to which noises you are more likely to notice and then perceive as disturbing.

I believe most of us have railway and highway nearby... then the next one has the children's playground or school. Others have a church parking lot, which either makes noise every hour for some or romantically strikes the hour. Only no one makes a problem out of it because one accepts it. I hope that calms you down.
Nevertheless, of course, it is good to weigh things up beforehand.

Prepare yourself a bit here. It is also about connections and so on.
