How should he build then if soundproofing is an issue in both areas and his budget is rather limited?

we were there 1-2 times in the last few days @ unfortunately in rain or strong wind.
therefore, we only experienced 2 Regios but unfortunately the whistling wind was stronger than to form a subjective opinion about it

we also learned that noise barriers will be built there, but no one can say when and how high because the information is rather unofficial.. it is also hard to imagine to what extent they can reduce the noise level or how much of it will then reach the 5-6 rows..

just waiting for better weather here in the north

That’s something at least. Not very informative, but at least it seems the weather at the moment, although wet, cold, and somewhat windy, drowns out the noise? I’d note that down, also including the wind direction. By the way, I also looked at how far the highway and the train, which actually runs around us in a curve, are away. It’s more like 700–800 meters. Not really worth mentioning. Since I know properties that lie directly on the regional railway line, which I would actually reject, also because of health reasons, I don’t see a problem at 200 meters. I’ve been following the thread but haven’t found a site plan, nor one drawn by myself, nor any information about the location/directions...?

yes, it is indeed the case that the wind is currently almost completely overpowering the driving noise.

here is a site plan:

red: railway
blue: retention basin
neon: in this area we can choose.

between neon and the retention basin, other houses will still be built.
the street over the neon is a 30 km/h zone.

Thank you for the site plan. Would you like to check the development plan to see if up to two stories are allowed? Nowadays, many people tend to build townhouses with two stories, which absorb a lot of noise when they are in front of your house and you can place your house well. From the site plan, I would conclude that the area between [Neon] and [Regenbecken] will also be developed in the medium term. Are there already rumors about this? That would further ease the noise situation. Then also the (planned/intended) noise barrier and maybe a few affordable, individual solutions. If you live there, start a citizens' initiative and try to accelerate the construction of the noise barrier.

Try walking a few meters to the west to see how it sounds there. The houses are already built there, and it shows how much they absorb.
