I just measured on Google Maps as well. The straight-line distance to the railway line is 251 m from the bedroom window facing that direction. It must be said that there is a noise barrier at the railway and 5 houses stand in the straight line. You cannot hear the train. You can rather hear the traffic from the street that lies in between, but only if you concentrate on it. The noise barriers were only built 5 years ago. So it is not impossible that something like that will come to you as well.

At my parents' house, the railway crossing was a short distance away (so there were also acoustic signals)... You simply don't hear it anymore over time. Worse are heavily trafficked roads with constant noise. The individual noise events of a train get lost.

So I would take the airfield - but as an aeronautical engineer, I am also biased. The "noise" from a sports airfield is 99% on weekends and only during the day, so in daylight. But I wouldn't like the 1 km to the landfill - in which direction is the landfill from the new development area?

Of course we will look at it more closely, but I still like empirical values. As far as the smells are concerned ([Grundstück 2 z.B. Landwirtschaft]) a possibility will only arise in the summer anyway. Officially, it also only starts in the summer.

Would choose near the airfield. RomeoZwo has already mentioned the main reason. Furthermore, it will probably decrease if green politics continue as they are (flight shame, fight against combustion engines, destruction of main economic sectors and thus decline in prosperity).

I would say that I live about 3 km away from the main train station. Depending on the wind, I can even hear the announcements. The railroad tracks are maybe 500 meters or so away. I hear the train. It is a very busy route. What is actually more disturbing is the horn from the train when there are track works. Braking is also more annoying than driving. Between the station and the house lies the sports airport. Of course, you can hear the airplanes. They don’t bother me. You can’t hear the airport festival from here. The waste incineration plant is about 3 to 5 km in the other direction. I don’t notice anything from that. I’m more likely to smell the slurry that is spread on the fields. What bothers me the most is actually my neighbors. Everything else you have to try out. Visit the properties at different times of day and week.
