Currently, a regional train and an S-Bahn run there every 30 minutes. Privacy and noise protection for the own property would have to be built very high at a distance of 300 meters, nothing is planned directly on the tracks, as there are about 100 meters between the last house and the tracks, and a rainwater recovery system is planned. According to the plan, it will be 60 DB.

Yes, we are very uncertain about both. The concern with the railway is that it can be extremely disturbing to have the noise in the garden. However, we do not know if it will really be loud, since there are houses in front of us, and how we will ultimately perceive it.

Testing is always a tricky matter too -> how the wind blows (landfill sound pressure/level), when exactly they fly (not ONLY gliders as far as I know).

Therefore, we are happy about a discussion or experience sharing here.

In Augsburg, I lived about 400 meters as the crow flies from the main train station, so you didn’t notice anything. However, there was a busy street and taller buildings in between.

A friend lived about 200 meters from the tracks, in the second row. During the day, with city traffic in the background, it wasn’t disturbing, but at night it was clearly audible. However, I found the vibrations from freight traffic disturbing.

I don’t know much about soundproofing, but I still think you can do something.

300 m distance to a railway line with regular passenger traffic, but without heavy freight trains, that would be my choice. Proximity to the station is there, and already owner in 2021. The other area, well, the airfield is no big deal, but the nearby landfill with crows, vultures, rats, stench, never ever would I move there. Karsten

What are we talking about?
Do you want to buy a property without checking it out and taking notes first?
One should always visit and check the area several times before a purchase.
Wind direction is available online nowadays and roughly you can say that in summer the pleasant terrace climate is associated with west wind, while east wind is rarer and also cold. In that respect, even Google Maps is enough.

You can’t decide on the choice just based on a forum.

And somewhere along the railway line there is a similar, already developed situation... you could go have a picnic there...

So I live about 300m away from a railway track with similar traffic frequency. I do not find the noises disturbing. I am consciously no longer even aware of it. Especially at night when the windows are closed, you would have to want to hear the train traffic. Even with the window open, it does not bother me. My choice would definitely be 2. In my opinion, that only has advantages.
