Crisp even without a basement and garage! Spontaneously I would also say: Exchange the 3 for a 4 in front and add another 30T€. We are building in NRW and end up without a basement at 350T€ excluding additional costs – and a few square meters smaller.

Thanks already for your input. We will then possibly reduce to 150-160sqm. A carport instead of a garage is also still under discussion... That, in combination with [Eigenleistung], then rather moves in the direction we envision, right?

Phew, will 10 sqm make a difference?
Do you want to have a plan made by an architect? He should be able to roughly estimate where you’ll end up.

And yes, (good) 100,000 on top would be more realistic for the starting size. I don’t know exact prices for Ingolstadt, but the greater area is financially strong by nature and prices don’t drop that much just because you look for companies from "weaker" regions. Our tiler came from eastern Upper Bavaria/border of Lower Bavaria. It was about €1500 cheaper than the closer offer, but also very close to the limit in terms of travel time for what they do.

Just replace the sqm in Alex's (which I find good) estimate...

150sqm * €2000 = €300,000
€40K incidental construction costs
€40K simple utility basement
€5K carport?? (estimated - I have no idea what something like that costs)

Unfortunately, it doesn't help much to lie to yourself just so the set limit looks nice on paper. We also started with different (desired) prices two years ago (also because it wasn't our first time building and we had experience from about 12 years ago).
A lot has unfortunately changed in recent years...

Do yourselves a favor and listen a bit to the sobering experiences of the people here in the forum

I am definitely not resistant to advice. We are currently trying to get as much as possible out of the framework we have set. That’s why there is now a tendency to go a bit smaller. But I hear that the 2000€ per sqm are quite realistic...

We are from Neuburg, have had a single-family house of 140 sqm without a basement calculated. A well-known construction company from our region calculates between 2300 - 2500€ per sqm.
