Prefabricated house or solid house companies - budget

I am getting back to you with new insights. Two banks have roughly calculated so far. We are assuming a loan amount of €300,000. The offers from the construction companies are in this range. So construction costs + everything else like additional costs, land, etc. The complete loan amount, in other words. They can only calculate precisely when it gets more concrete. The monthly installment under these conditions would be €1,000. That leaves €2,100 for everything else. Tough, but we think doable with some sacrifices. Happy to hear opinions on this, but please WITHOUT tearing it apart. We have to live with this for 35 years, not you.

Then one more specific question: How much additional costs can be expected for the house? Currently, we pay around €300 in additional costs, but with EVERYTHING. Gas, water, electricity, garbage, internet, etc. Is it realistic to expect around €500 in additional costs for a house, as it is bigger and consumption will initially be higher due to cleaning, etc.? Thanks in advance.

Difficult. Additional construction costs are very individual. On top of that, there is everything that is not included in the offers. First, compare the two offers with each other.

For own work, determine realistic values. Not the cheapest tile from the current offer brochure. But the one you would buy now including everything you need, also tools.

Be sure to inquire regionally. The small business around the corner is more flexible and often cheaper

Then I misunderstood you.

I would determine waste, insurance, and property tax individually.
You have internet.
For water, electricity, and heating, I would take at least double or even triple the current amount. The house is bigger and after moving in, you contribute a significant amount of personal effort.

So for living; after deducting all fixed costs (rent, insurance, music school for the child, Netflix, Amazon Prime, €2,300 savings amount, etc.); we always calculate with over €2,000 (groceries, clothing, small trips (my mother lives in the Harz, about 200 km away), gas for two vehicles, etc.)

ok, tight budget but lots of passion.
It’s good if you’re told that this won’t be a children’s birthday party.
If you internalize that, it can work out.
Requirement: muscle mortgage.
Buy the plot and then find an architect who plans the house without any frills. This includes having the bathroom upstairs directly above the kitchen. Water runs up one line. Saves some money. And you have to handle every trade like this.
I, for example, found an electrician who let me do things. I made all the chases, laid 4,500 meters of cable. I installed most of the sockets and switches. Etc. I took 3 years (already owned a property, so it wasn’t a problem). Floors can be laid yourself, ceilings done yourself. Outdoor areas aren’t really difficult. Then it should work.
After the house planning, find a shell builder who puts up the house. Then a roofer (during the shell phase). When the house is sealed at the top, your time comes. Do all the preliminary work yourself. That means every day after work, every weekend working hard and the vacation spent on the construction site. That can be fun. Then screed, plaster and installation.
It can work. but it can also lead to divorce.
I like “do it yourself.” And most of the time I do it better than the craftsmen.
