There is no conflict. You can live wonderfully in both types of houses. By the way, a prefab house can also be built solid. All houses from Deutsche Reihenhaus are prefab houses – finished concrete walls are delivered. You probably mean timber frame construction, which is also good. Difference: Prefab houses have the "shell" completed in two days. The interior finishing then takes just as long as in traditional house construction. However, you have delivery times of maybe 1.5 years. If you start planning now, both house types will probably be ready to move into at the same time. This is not speculation but reporting from experience. And the experience says about €2,000 per sqm of living space + incidental building costs (e.g., €50k) + outdoor facilities etc. Then you quickly end up at around €300k +X.

With that income, the volume is clearly too high. And building a 120 sqm house... ? Why not buy?

Wouldn't you regret it afterwards if you built a house with only 120 sqm, just because you like the plot that much and currently can't afford a bigger house? If I were to do the stunt, I would build a house that I can later expand or extend at some point.

I simply say stay away from the project. You get so keyed up on the button, you have to say no to everything both in house construction and in private life. Just a beer with friends, the 10-entry swimming pool card is no longer an option. And then your friends build their houses on a solid basis with the features you would have liked, and you had to say no. Ask how many builders here, with completely different conditions, broke out in a sweat when they went to the mailbox and there was another bill again.

have you ever thought about how your salary would look if children were to come and one of you only worked part-time or daycare fees had to be paid? Otherwise, wooden prefabricated houses are rather more expensive than brick houses.
