So first of all, thank you for all your responses. The fact that I was online could have been due to my browser. I just now have time again to reply.

I see that with our financial situation I am met with immense resistance. But I had already suspected that. I do take your comments into consideration, but I’m not yet discouraged. I will first attend the planned appointments with property developers and banks.

I know the other side. My parents also built "on a tight budget," but with even worse financial circumstances, since we were two children. €2800 income, only owned the land, 2 children, and about €230,000 in credit. We didn’t go hungry, the car was always ready to drive (for years we do absolutely everything ourselves there, even big things like engine swaps, transmissions, clutches, etc.). All the family cars haven’t been to a workshop for years. Outdoor landscaping, garage, carport – all done ourselves, all gradually, so there was no financial buffer there either. People just waited and saved. Heating repairs, roof repairs – all done ourselves as well. So we definitely know what we’re talking about.

But well, such extensive self-sufficiency is hardly found these days, which probably explains the strong resistance. By the way, my parents are still not insolvent to this day. Still, thank you for your opinions and your other perspectives. That’s why I came here, for exchange.

Oh, and we deliberately want a maximum of 120 m². Even if we could build a villa. Large must be maintained and kept in good condition on a large scale. So all of that would not be a necessary evil, but is completely desired by us. Probably also hard to understand, but absolutely the truth.

97 times monthly net income for a €300,000 loan. Without land and without children.

What will your income be with children?

According to initial findings, the bank can give us this much. However, we definitely do not want to utilize the full amount. So we are talking about a loan amount x. It could be around €230,000, it could be lower or higher. We are still at the very beginning. And children are NOT a topic. Not today, not in 5 years, and not in 10 years.

No one says it’s not possible. It’s just very, very risky in my opinion. I definitely wouldn’t do it. Better to rent a nice apartment + garden somewhere, as long as the income doesn’t increase significantly.
