Is a house including ancillary construction costs feasible for 380K EUR?

Sure, they also offered shell houses. But that must have been a really long time ago.

I am a software developer, and working only with a laptop is unfortunately difficult for me, so I can't just "set up my office on the kitchen table." My employer is unfortunately 850 km away, so just driving to the office is not an option. My wife is a teacher, and unfortunately, there are no workspaces for teachers at her school either. Regarding the rooms, it's more that we want to keep the option open whether we might want 3 children after all, which would mean we would have to share the office accordingly. So the number of rooms is definitely fixed.

In my city, the price starts at 340,000 EUR.

Who are you building with? And what are you doing yourself?

I also called some local construction companies, and as a guideline, they said houses with 6 rooms turnkey, ~150 sqm, two full floors, and standard equipment including incidental construction costs (but excluding house connection costs and building permit) start at 380-400 thousand EUR. So probably including connection costs and building permit at about 420 thousand EUR? If you do a lot yourself, then probably somewhat cheaper. So as it sounds, with the land included, 500 thousand EUR total will be rather difficult. But doable with 550 thousand EUR. That would probably still be within our range. We would then add the outdoor facilities and carport later. Right now, it’s all just theoretical anyway since we don’t have land yet. But thank you for your estimates.

I have the impression that the house building companies quote low prices without relevant components in order not to scare off the clients immediately. Even in our rather structurally weak region, there is a consensus that it is currently not possible to build for less than 3000 euros/sqm, unless you can contribute a lot of your own work in areas such as electricity or installation.

We are building with a smaller regional provider. We also obtained many quotes. The regional provider was not the cheapest, but had good reviews in the region and the right wall construction for us (no styrofoam).

The 577k€ includes a carport and a photovoltaic system (together for 35k€) which we are organizing ourselves. So we have planned some buffer. Incidental construction costs are 45k€.
If you subtract all that, you end up at 425k€ move-in ready, so 2740€/sqm.
