Ok. There is never a bargain, even if everyone wants one. If you get a good house, that is the most important thing; it saves more nerves and money in the long run than any supposed bargain anyway. If the location is right, meaning the place and the building plot itself, you like the house, and people have lived there for a long time, I would probably buy it instead of waiting for the “bargain.” In this area, you can also resell if it really becomes necessary. You have certain risks with a new house as well, some even more. If I had found a house here in the new home that I liked, I would have bought it and not built new. So the property will be worth 300k. And for 200k you will never build a house with a basement, plus outdoor facilities, etc.

In the best case, in a few years the price of 500k will be your property value, so everything should be fine, I wouldn't worry too much about it.
