Back then there were already Streif House, Okal House, Weberhaus, BauFritz, Huf Haus and many more, and the times of careless handling of poisons were rather already over (Xyladecor etc.), although those times have not ended yet either, the poisons have only changed. From what I read from you, it seems to be a good house that could be classified as high-quality at the time. If you want to build there today, it will probably be significantly more expensive, and a new build is not without risk and definitely not without stress. You might have a plot at price X, but the plot would then also have to have a good location, a good environment, etc. People have lived there all their lives, and if your impression is a good one, I would think twice about letting that slip through your fingers given your good gut feeling. My house was in that area, and I know how long people search for something suitable there. Finding a used house that fits in so many ways is more a stroke of luck. You can’t find an exact price there because too many parameters play a role, and what use is a calculated price if someone buys it from under your hands. The value is what it goes for. Thank you for the detailed feedback. The house is located in the southern RNK. Because everything that appears on the internet here is either sold immediately or offered at astronomical prices, I don't want to post the city publicly for now. My feeling is: Not a bargain, rather priced according to the market, but probably would be gone quickly if it were on the market in a popular location. From when can I start sending private messages? So far, we have been, like most people, focused on solid houses, so we are a bit uncertain about how much of a discount should be expected.

Ok. There is never a bargain, even if everyone wants one. If you get a good house, that is the most important thing; it saves more nerves and money in the long run than any supposed bargain anyway. If the location is right, meaning the place and the building plot itself, you like the house, and people have lived there for a long time, I would probably buy it instead of waiting for the “bargain.” In this area, you can also resell if it really becomes necessary. You have certain risks with a new house as well, some even more. If I had found a house here in the new home that I liked, I would have bought it and not built new. If the house is nice and the plot is nice, it does not seem like an astronomical price to me in this area. I wouldn’t know why a discount should be applied just because it’s not a solid house. As long as it really corresponds to the quality of [Platzhaus], it’s probably even implemented more qualitatively than many solid houses from that time. I just remembered that I once had a holiday apartment in a fancy [Platzhaus] for a few weeks. I wouldn’t have this uncertainty with this manufacturer, rather the opposite. I would definitely clarify the heating system, windows, etc. and would like to see consumption values; all that should be available. I think you need 100 or something like that for private messages. Ultimately, it depends on many parameters, especially on what you imagine for yourselves, so this is just an idea... nothing more.

We are not talking about some cheap Chinese firecracker / chlorine chicken here, but about a branded "ready-made" house from a manufacturer with a high share of privately insured among its first owners. I see no discount compared to any no-name "solid" house, nor the slightest reason for one.

So the property will be worth 300k. And for 200k you will never build a house with a basement, plus outdoor facilities, etc.

In the best case, in a few years the price of 500k will be your property value, so everything should be fine, I wouldn't worry too much about it.
