What are the dimensions of the extremely narrow plot? Are you serious that you find a 670m² large plot small? There is no plot that large in any new development area here.

Best regards

That varies regionally. Relatives in SH are building (or will begin shortly), living more rurally but not in the middle of nowhere, and in the small new development area, the plots under 800sqm lie like lead on a shelf. Nobody wants them, especially since the money is there (and at 80€ per sqm, people just grab them).

670 sqm are more than enough with a floor area ratio of 0.25, which is common in the north, for a 13.5 by 10 meter house with a terrace. So, not exactly small. The north orientation only bothers you if you cannot use the west side for the terrace. A west terrace already has sun in the afternoon. Garage or carport would then have to be placed on the east side. So, consider what is more important to you. South garden and redesign or north garden and implement the plan. Karsten

So these are the two plots. Our architect has already designed a floor plan for the south plot No. 35. Unfortunately, there isn’t much room for variation and we would prefer the kitchen at the back, with the kitchen and living and dining room forming an L with a sliding door to the living room. The utility room should be a lock area for the children. Therefore, we think we might like the floor plan of the other one better. We could do without the double carport. However, number 85 is the north plot.
