According to the plan, there will be 9 residential units. Then you need 18 parking spaces.

The development around is with pitched roofs. The municipality is therefore justified in saying no to your request with 3 full floors and a flat roof. Or is there a development plan that allows this?

I am not a fan of projections and recesses in the facade. They only cost money. Simple building volumes are modern and effective.

Is there no floor area ratio or site coverage ratio? How large is the plot?

One residential unit on the ground floor is omitted because of the basement and utility room. For us, only 1.5 per residential unit. There is no development plan and the surrounding buildings are also very tall. There is also a shed roof house directly in the neighborhood. I am also a fan of simple construction for exactly the reason you mentioned. If a gable roof is required, that is not the end of the world.

If you can really realize the 1200, then have fun. [Mehrfamilienhaeuser] are trendy anyway. I recently planned a [Mehrfamilienhaus] myself but unfortunately did not get the plot.

You probably deliberately ignored the last two questions? They are crucial for the project.

For us, the minimum distance to the property boundary was 3 m. After demolition, 2 m applies as the existing situation no longer counts. Just saying. Of course, it can be completely different for you.

Setback areas are also regulated in § 34 of the Building Code. For example, they may additionally depend on the wall heights.
