The thing with the parking spaces is a good idea.

The 2.3 m ceiling height is the maximum possible if it is not to be a full floor.

Do you mean 60A? That is a very flat shed roof. But the community definitely does not want a flat roof.

You should double-check the ceiling height. As far as I know, it is precisely from a certain usable height that it is no longer considered a full storey.

You can also set the attic back far enough with the flat roof so that you can comply with the formula. How did the one with the blue house manage the 3 full storeys?

So it is stated in the State Building Code:



The Blue house has only 2 VG

As I said, the municipality does not want flat roofs across the board, so setting it back doesn't help either.

Has it been excluded in the development plan? - Building law is not a wish concert for the building authority either. Often it is only a few degrees that distinguish a shed roof from a flat roof. Do as I already suggested, make a pseudo-mansard roof. If the recessed floor would thereby be a full floor, then accumulate storage rooms there with a maximum room height of 230 cm.

There isn’t one. They say off the record it’s possible but then fewer floors. Overall, I think I can maximize the living space with a gable roof.


But what exactly does it bring me if I can achieve 3/4 of the first floor area with a normal gable roof, possibly with dormers? I feel like I get a similar living area cheaper with a pure gable roof than with mansard roof + flat roof.

For the storage rooms, I would make a partial basement.

If you ask me, economically it's foolish nonsense. Usable partial basements can easily exceed the square meter price of full residential basements. So in terms of production costs, in my opinion, that would be a return killer; you would probably be more efficient if you arrange them Swiss-style at the top here.
