How big is the largest house in the area? You should assume that.

In 34 it says: "Within the collectively developed parts of the locality, a project is permissible if it fits into the character of the immediate surroundings in terms of type and extent of structural use, construction method, and the plot area to be built over, and if access is secured. The requirements for healthy living and working conditions must be maintained; the townscape must not be impaired."

As for the parking spaces, already predicted that for you. For 6 residential units, that is already 12 parking spaces. Is there a parking space ordinance in the town (buyout)?

That is a good argument.

I think if I have to downsize, then at least partial basementing must be done to create storage space.

If you build for €1200/m², there is still something left for other stuff ;-)


So, the houses on the other side of the street are, as RomeoZwo already said, the largest. Unfortunately, on the other side (on the first picture page 1), there are also one-story houses.


Yes, but that should not be a problem. I want 2 single apartments and one larger apartment per floor. If the house becomes smaller, there is also more parking space on the plot.

When it comes to dimensions, it is also about length / width. How are the properties utilized? The building authority can also see the surrounding buildings with dimensions in the Geoportal. You can too.

I basically agree with . I’ll translate the bureaucrat-speak from snotty into German, then it says: the size is okay, but create more parking spaces; the flat roof is okay, but let the third floor step back diagonally from a pseudo-eaves at the top edge of the floor slab of the second floor, i.e. visually replicate the lower part of a mansard roof. In this mansard penthouse, the snotty person from the building authority wants to have an apartment – if she is single, this apartment should not be too big, depending on rank it will probably be at most A11. Call me a woman-understander ;-)

How do you conclude "size okay" from: - Surroundings mostly 1- and 2-family houses - Does not fit due to massing - The municipality had already verbally criticized the 20m length.



So to me the development especially in the street area looks very dense. And the row houses also have a large massing.
