Now you still have to set the ceiling height above the laundry room to a maximum of 2.30 m, without it being arbitrary, only to shape the number of floors; for example, because of a platform from which the chimney sweep climbs onto the roof or similar plausible nonsense.

In 2 weeks is the next meeting of the planning committee after what feels like years of back and forth...
In the course of a slightly altered floor plan, I would also like to submit this letter.
What is your opinion on this?

As discussed with you by phone, please find attached the amended preliminary request with the change to 6 housing units as well as the amended site plan.

In the new draft, the building was designed for 6 housing units. The parking spaces have been increased to a total of 12.

Some special features arise from the development of this property:


    [*]The demolition of the dilapidated existing building, which is already at risk of collapse, represents a very high cost block due to its cubic volume and asbestos contamination.
    [*]The terrain at the southern property boundary rises to about 3 meters at its peak. The slope and support is currently provided by the southern walls of the workshop. During demolition, the piled-up terrain must be extensively supported over a length of 10 meters to remove the rotten walls. Afterwards, the terrain on which the neighboring gardens/terraces are located must be permanently supported.
    [*]A basement is not possible due to the rock, which makes the usable area very limited, especially with regard to the requirement for building height.

Due to the high ancillary construction costs as well as the currently extremely sharply increased construction prices, I do not see any possibility to further reduce the building and still realize affordable housing for young families with square meter prices up to €7.50.

Furthermore, I would like to once again point out the objective evaluation principles according to § 34 of the Building Code:

- Type of structural use
- Extent of structural use
- Construction method and
- Buildable plot area.

In the immediate neighborhood are the building complexes No. 56-60 as well as No. 50a-52, which in cubic volume, number of floors, building height are partially even larger than the planned project on this property. The built-up plot area is also similar.

In this respect, the following facts already represent a concession on my part which are not legally justified:


    [*]Change of roof form from flat roof to gable roof
    [*]Reduction to 6 housing units
    [*]Provision of 2 parking spaces per housing unit

In addition, it should be noted that I see no legal claim under building neighbor law for their verbally expressed request regarding the view into neighboring gardens from the tenants' balconies.
