You are now planning 19*13.5. You have significantly downsized the house compared to the first design. And only slightly enlarged it compared to the existing building. The old workshop areas are omitted. You let the attic recede to soften the bulky impression. You can realize up to 12 parking spaces. These are all good arguments. You have time. I would submit it again as a preliminary inquiry.
Why don't you do a full renovation?
Are you speculating on falling raw material prices?
The existing building is at best a core wreck. I am glad if it doesn’t collapse on its own before demolition.
I do think that prices for wood and insulation will ease somewhat again once supply and demand have balanced out.
The best advocate for a new development project is "public pressure" arising from decay, wasteland, and eyesores.
Apparently, the pressure is not strong enough. Otherwise, they would have approved my inquiry.
But I just realize that I could never provide enough parking spaces for 3 VG.
In the meantime, I have detailed the design somewhat. Unfortunately, the parking situation still doesn’t really work out.
I would rather call the "gardens" prison yards since the outbuilding stands directly on the border.
For bicycles and storage options, I have planned an outbuilding. There, the neighboring property is anyway 3 meters higher than on my plot.
As 11Ant suggested, I have planned the washing machines and further storage options in the attic, which could save me the basement. Is it reasonable to wash laundry in the attic?
