Planning a single-family house - opinions?

But I find that very impractical, what you guys thought of there. Why not have a door with a window cutout to the right of the garage door, then remove the partition wall there that is meant for separation, and park the bicycles rotated by 90°. Then you can get them in and out through the door on the right without bumping the car.

Good idea. I need to adjust the plan and think about it.

Basically: We have now revised the house plan quite a bit, based on the approaches of a second planner. Since these were still done by hand (he will create a digital version by early January), I have now digitized it with the program Sweet Home 3D (please give your critical opinion again):

You know that this OG overhang does cause additional costs, but it looks quite stylish.

Basically, I like the layout much better than the first plan.

A few days ago, I also thought about how to divide your room wishes. I’m just posting this as a food for thought.

There is no direct access from the garage to the house here, but a rain-protected area under the overhanging roof.

East and south-west terraces; from the fitness room, you can sometimes move your fitness efforts outside in both directions.

Also, the guest WC has a window. Access to the bedroom is through the dressing room, but not directly through the closets.

Pantry and general storage combined as a technical anteroom.

The kitchen/dining area is the central hub.

That's brilliant! Thank you very much for your time invested! It's a completely different approach, and I really like that because we want to weigh all alternatives!

I will therefore take a close look at your plan and think it over calmly after the holidays (now it's time for a few days of extreme calorie intake! ;-)). I will then post my questions about your approaches.

Hello!

With x kg more around the hips (at least for me), I now have the opportunity to take a closer look at your proposed plan.

First of all, thank you again for your time and for the interesting approach. A few comments:

EG:

- The house is positioned very centrally on the building plot, leaving a very large north garden, although we would rather like to have it in the south (maximizing the south garden)

- We do not want the staircase in the living area, but want to make it accessible directly from the entrance area. The separation between kitchen/dining and living room should be a fireplace (3-sided with glass)

- Visitors would enter via the garden/terrace area, which we actually want to avoid (therefore entrance in the west)

- We want to plan more south/west windows in the kitchen/dining area (a brighter, sunnier room is planned)

- We need more storage space (no basement and flat roof) and we would actually like to put almost all of it (except the pantry) in the garage (garden tools, garden furniture, tires, etc.) because this room is cheaper than in the single-family house. Combining pantry and storage room is a good idea, but we actually want to separate food (pantry) and other stored items (storage).

- The pool could only be planned very close to the western boundary, which we would rather not do for privacy reasons (preferably in the southeast)

OG:

- Great room layout with short distances. Unfortunately, this is only possible through a central staircase.

These are my first thoughts on this. As you can see, in the meantime we have already identified some must-haves that of course have a significant influence on new alternatives ^^ But thank you again for this approach.

Show me exactly how you want to position the house and the pool ;) on the property.

I find the distance from the driveway to the front door quite far, probably.

I interpreted the site plan roughly correctly - right? North arrow and approximate boundaries


I had also thought of placing the fireplace on both sides under the stairs, for dining and living.

I still have something in mind ... we’ll see.

EDIT:
Pantry and storage of Christmas decorations and similar things together in one room, why shouldn't that work?
And I had also planned plenty of storage space in the garage.
