Until now, I thought that this was relevant for the respective side: so in the west a maximum of 15 m (here I have 9.4 m) and in the north a maximum of 15 m (here I currently have 10.4 m). But I have now found the exact text on the internet and this could actually become an issue:



How do you interpret this? After the vacation period, I also have to coordinate with my planner. If it is not possible otherwise, I have to move the garage 2 m away from the northern boundary, which I actually wanted to avoid because then I would also have to move the house 2 m in (with the current layout) (on the other side, the northern terrace would then be possible again).

Have you asked the "planners" what they earned their money with before their retraining?

Transferring a free design from third parties to your own project may seem appealing and simple at first. However, it can also lead to spending a lot of money just to constantly look at a wall, even though you don't want to.

And why do you believe that 2 "planners" who work for third parties can implement your wishes better than an architect who works for you???

That is clear and means your plan won't work as it is.
I can only recommend once again that you hire an architect. You are obviously willing to spend a lot of money, and someone should take care of planning adapted to the plot and the surrounding parameters. And your plot is so large that, due to sun utilization etc., there should actually be no concerns. A good solution should always be found, and in my opinion, that does not mean squeezing everything into the upper left corner.

The garage issue was probably overlooked by the planner last time. But it was also my suggestion (previously the storage room and technical room were in the single-family house), and I could only send it half an hour before the appointment, which took place shortly before Christmas. So I will reduce the storage room or play with the "2m limit."

Regarding the architect: Fine and good, and I’ve heard this argument for the umpteenth time now. The fact is that the room layout and house design meet our requirements after many alternatives (we have been turning and twisting the layout for about 8 months now, so we have already thought through many alternatives). And regarding the location of the house: this is a requirement from us: We accept a longer driveway and therefore get a maximum southwest-facing garden. Every square meter to the north is, for me, despite the large building plot, a "waste" because no one will stay there.

So we have certain specifications that the best, most expensive, and most independent architect would not solve differently, otherwise I would not plan with him/her.

With 44 m property length, you also have sunny areas in the north of the property even with a house in the middle of the property.

Privacy on the terrace is important to you ... for that you now accept 30 m of privacy screening towards the west, and probably also a bit of privacy screening towards the south. I just don’t think that is well solved.

Perhaps you also need to free yourself from thoughts like living room, terrace, and swimming pool belonging together. I see, for example, more of a unit in dining area-terrace ... then terrace-swimming pool ... possibly fitness room. Because when you’re wet from swimming, you generally don’t want to walk through the living area into the house, etc.

Storage 2 in the garage also doesn’t currently make much sense to me. Storage 1 is okay, everything related to garden, cars, bikes, outdoor sports. For example, I’m someone who prefers to create storage capacity where it can be used immediately. Therefore, for example, in hallways/wardrobes, rather inconspicuous 300 cm of storage for jackets/hats/scarves/shoes for all seasons and residents, because then you always have a full choice when leaving.
Clothes and general laundry like bed linens, towels, etc. rather near the bedrooms and bathrooms.
Things like seasonal decorations, rarely needed household items/kitchen items, vacuum cleaners, mops, but also supplies, in my opinion, can very well populate a kind of pantry/storage room near the kitchen or adjacent living spaces where you also need the decorations.

And I do think that an architect can bring in completely different ideas, simply because they have a completely different range of experience due to their profession. I like to plan and sketch, as you can see here, but I quickly notice that I tend to fixate on once-found solutions regarding execution. And I would really let a professional handle it here, especially since they also see the house as a whole, also regarding execution ... such as your offset or oversized upper floor.
