Planning a single-family house - opinions?

You allow yourselves 30 sqm or 45 sqm with bathroom for the functions of sleeping, freshening up, and dressing, while the children get only 33 sqm for the same functions plus staying, schooling, and playing?

In my view, this is poorly planned, unless children are more of a side issue.

I also find the drainage of the 3rd WC on the upper floor above the entrance area quite intriguing. I recommend plexiglass as a downpipe through the hallway, it probably looks stylish.

The fresh water network is also interesting, the distance between all taps is maximally distributed, resulting in a long wait for warm water with central preparation.

Two doors to the bathroom are impractical because you always have to close two doors.

I see it the same way as toximolotow .. besides, a double bed positioned like that in a room about 300 to 330 cm wide is more of a punishment. There are huge spaces in this house and then the small children's rooms.

The Kern-Haus has exterior dimensions on the ground floor of around 17.5 m x 10.7 m ... plus garages and storage areas with another roughly 7.5 x 10 m. There must be more space inside.

And, between the first ideas of a plan and the execution planning, there are still quite a few planning steps.

I would also be interested in the site plan and which roof design from Kern-Haus is planned and approved? Are there going to be any sloping ceilings somewhere on the upper floor? Then show that and what knee wall height it will have?

So how anyone could come up with the idea that a draft room planning implies a statement about the importance of children completely escapes my imagination. But such nonsense is probably encouraged by the anonymous internet...

Regarding the upper floor room planning and your comments:

The parents' area is also too large for me. However, I want it to be in the north and the children's rooms in the south. If I do not build the entire ground floor area in the north of the house (without the garage) with the upper floor, the rooms become so narrow and long, and I actually want to avoid the resulting roof terrace on the upper floor in the northeast. Basically, the following rooms would suit us for the parents' area on the upper floor: bedroom 12 m2 + closet room 14 m2 + bathroom 12 m2 = 36 m2. But I'm still tinkering with how I could do that in the north.

Regarding the WC above the entrance area: I'm not really a pro yet, but the planner probably already has a workable solution in mind for how to get the wastewater away from there. I will have to discuss that with him next time.

Of course, combining all wet areas (parents' bathroom, children's bathroom, WC) would be advantageous. It always comes down to priorities (100% efficiency through short pipes or a desired room layout).



As mentioned, it will be a flat roof house. The house is currently planned in the northeast and the garage in the northwest, so that the south garden becomes as large as possible. Here is the building plot (no potential for development to the north and east; already built up in the west and south):

It's a nice big property. Are there any building limits other than the 3 m distance from the neighbors? Are all the ones on the left normal single-family houses with pools? I have already noticed the sunny side for the children's rooms and I think it's good.

As building limits, we only have to maintain the 3m distance and we can build the garage up to the property boundary.

Regarding neighbors: So on the 1st parcel to the west (where the arrow "Zufahrt" is), there is only a garden shed at the property boundary and the single-family house is located further west (not visible in the photo). On the more northern parcel, there are only garden sheds and a caravan and no single-family house yet (it will take years before one is built there).

Do not underestimate the other sides of a house: it is advisable to have several seating areas for different times also in the east and north. In addition, some garden components do not necessarily want to be immediately visible. I do not find the planning exactly ideal for the plot. But the views are still missing for an accurate assessment.
