Opinions on the bungalow floor plan

Good morning everyone,
even though the criticism is somewhat sobering for us, we thank you.

The staircase would start in the hallway after the door to the utility room. It is then a straight staircase with a width of 1m.
The "weird slopes" serve a little as a visual room divider. This way, the living area should be somewhat separated. The fireplace is then supposed to be placed along the wall created by the 45° walls. This way, it can be easily seen from the dining table and the couch. There will be another double-wing terrace door in the living room, so that you don’t have to walk around the dining table to get to the terrace.
We have already painted the door between the kitchen and utility room. I forgot to mention that.

The bathroom is planned at the chocolate cream corner of the terrace so that in summer during long cozy barbecue evenings there are short ways to the toilet and not everyone has to walk through the whole house.

We have approximate measurements for the "sleeping wing" from when we designed it on the iPad. I have attached them as a file. The bathroom next to the terrace is now larger than in the design on the iPad. The dressing rooms have become narrower.

We decided on dressing rooms because in our current apartment the situation is that even though the children's room is 15m², its square shape means the wardrobe is always in the way and there is no real coziness in this room. Additionally, we didn’t want a children’s room right next to the bathroom.
We picked up the idea from acquaintances to first let the children sleep together in one room and thus gain a pure playroom. This way, there is no temptation to artificially prolong the bedtime.

The "office" is for all the paperwork one has and additionally serves as a guest room.

We are open to creative suggestions for a different arrangement of the rooms. Due to the limited width of the "sleeping wing" this is just not quite easy. ops:

Even if you probably don't want to hear it now: The children's rooms are way (!) too small. They don't even have 9 sqm. They are really nothing more than sleeping niches. Better to do without the guest room. Guests can, if necessary, also sleep on a pull-out couch in the living room and store the folders etc. elsewhere.

Sorry, but this is really pure nonsense ... in which room are 2 children supposed to be able to sleep? And then play? And then the north orientation of the children's rooms. And no winking helps there.

Overall, you have useful space for about 550 cm of closet space in the closet rooms. And that for 4 people with their winter, summer, leisure, and party clothes.

The access from the terrace to the small bathroom ... you’re not serious - are you? Access through a terrace door and everyone else is sitting on the terrace?

Stairs for the future there in the hallway ... that will be a short and steep staircase and then the access to the main living space under the stairs. Wow ... sorry, I have to get a little ironic there.

Can’t you post the floor plan with exterior dimensions? Along with a site plan with building boundaries? And then the question ... how is the roof imagined? Gable roof? Knee wall height? Pitch?

EDIT: And this complete ignoring of the south and the advantages for the energy efficiency of a house ... have you ever even been to an architect or something?

We are not ignoring the south side! Initially, we intended to place the garage on the north side. Unfortunately, direct access is not possible here due to parking niches. Access past the front door would be conceivable, but we are reluctant to deviate more than the prescribed 3m from the building boundary on the east side. To then drive around the house to the garage in the north, we would have to move the house far to the south, otherwise, it would not be possible to drive properly into and out of the garage with the car. We also considered rotating the house so that the entrance is on the north. We abandoned this idea when there was quite a lot of snow one night last week, and we spent 1.5 hours clearing around our rental house. Because if the entrance is on the north, the entire path has to be cleared and the driveway also becomes significantly longer. The house facing east with the access to the garage and the front door seems ideal to us in terms of the paths. It will have a hipped roof, 25° or 35°. The bungalow is 9m deep, about 11.5-12m in the sleeping area. The front is 19-20m wide (including the garage). Only one of the children's rooms faces north, the other faces east. And yes, we have discussed various options with several developers. In the end, everyone came to this arrangement.

You wanted constructive criticism. You got it.

Of course, you can ignore it and have it built that way. After all, you have to live in it. Although "live" is probably the wrong term for children's rooms.

The house is not drawn to scale on the site plan now. However, it should be roughly accurate. In the north, we will have a 3m distance at the narrowest point to the neighbor. We are also slightly higher than our neighbors to the north. Therefore, a minimal slope will be needed here.

Attached are the measurements of the property... to have all data mentioned.
