Offer for heating / sanitary / ventilation - is it realistic?

Wow, that is indeed quite a figure. As I said, we are similar, but there are about 16k sanitary items included there. We will probably, like matte1987, provide the sanitary objects on site, but we initially had everything offered for comparability. On site, the sanitary objects are roughly around 9k, just to give a feeling for what the "wholesale" pharmacy has as price expectations. Zaba’s sanitary equipment, however, I find really sporty cheap: 4600 gross for "official", meaning "non-internet" prices, I find ambitious. All the better if it works out. Otherwise, I think the heating is okay, the controlled residential ventilation is clearly too expensive for the fact that it is without FRG. Well, Vallox certainly charges a premium for the name compared to other manufacturers. Just for comparison: our Zehnder ComfoAir Q350 is just under 12k – with KNX interface and Tecanno 125 One Plus ceiling-level supply/exhaust air valves. Our offers ranged between 60k and 66k (gross), each with Alpha Innotec – no one wanted to offer the Ochsner we wanted, no idea why. We were promised statements as to why Ochsner is not offered. Otherwise, Novelan and Alpha Innotec are comparable; I believe the hardware is also from Alpha Innotec at Novelan, if I remember correctly. Construction site, Middle Franconia. I’m curious what the other offers will be for you. Fingers crossed that the price will come down a bit. Then you got away cheaply with the shell At that scale < 100k is already a good price these days.

Why? That's a reasonable price for a brine heat pump. The drilling alone costs about 15k ... at least here in our region (offer from December '17)... a freestanding bathtub is also anything but a money saver ... If I roughly calculate (assuming gross prices): 65k less drilling: 50k 10k for controlled residential ventilation: 60k 3k for the bathtub: 57k => certainly no bargain, but quite okay.

The 4600 gross will be removed and replaced with better sanitary items. Luckily, not everyone likes tiled showers or concealed fittings , we both consider rain showers a waste of money. Nevertheless, I still estimate around 10k€ gross for sanitary alone.

Well, I don't know what I'm doing wrong ... (maybe this doctoral thesis from the tendering of my HLS planner is partly to blame)

Offer in Baden Württemberg:

Heating:
- Vaillant gas in combination with 3 solar collectors 20,200 euros
- Fittings and accessories 4,700,-
- Piping and accessories 5,100,-
- Underfloor heating (200 sqm) and accessories 15,200,-
- Radiators and accessories 2,600,-
- Thermal insulation and accessories 2,000,-
Total heating approx. 49,000,-

Sanitary and ventilation
- Drainage inside the building 8,500,-
- Irrigation system 14,300,-
- Pipe insulation 2,100,-
- Sanitary facilities 3 bathrooms 22,400,-
- Geberit GIS system 6,700,- (too expensive for me ... I want to get rid of the architect anyway and do it conventionally)
- Exhaust system with supply air after-run 3,800,-
Total sanitary and ventilation approx. 58,000 euros

I find all this, especially what I’m reading here for a 200 sqm house without huge frills, very expensive. That’s about 20% of the house construction costs. The architect had planned about 13% with 58,000 euros.
However, I find some offers from the companies quite surprising ... among them one that hit the cost calculation of the HLS planner exactly at about 700 items at 100.00%!!!!

In the meantime, I have already removed a cistern, the GIS system, and things like a lifting station (not necessary) and have put the children’s bathroom up for consideration (can also be done in a few years).

Very expensive is an understatement. This is madness! You pay €107,000 for heating/ventilation/plumbing. and there isn’t even a central system included for ventilation. I think I’m going crazy...
