Offer for heating / sanitary / ventilation - is it realistic?

Well, but the OP had a complete offer made without any personal contribution...

I also can't compare a self-built Ytong kit house in price with a turnkey one from the main contractor...

I understand that too. I only wrote what we paid for the trade. 10k€ sounds plausible, but with some craftsmanship skills, it can be done cheaper. I'll probably end up at around 6k€ in the end.

No, nothing special from my point of view. At most the Geberit DuoFresh maybe, but they will probably be removed, then the controlled residential ventilation has to handle the odor. Otherwise, I don’t find anything extraordinary there.

Hello everyone,

we have just received the offer for heating/ventilation/plumbing from the first craftsman contacted by our architect and are rather “not so pleased” about the prices :-(. What do you think, are the prices overpriced or okay?

Framework data: 150 sqm living space without basement on 2 floors, 1 bathroom and 1 guest WC, KfW55

Total gross price 59,300

The offer includes the following individual items (net prices):


    [*]Air-water heat pump Viessmann Vitocal with connection package 14,770
    [*]Central controlled residential ventilation Viessmann Vitovent with pipes, silencer etc. 10,700
    [*]Materials for underfloor heating and accessories (insulation panels, pipes, studded panels, distributor) 11,600
    [*]Drain pipes 1,500
    [*]Drinking water pipes and accessories 3,900
    [*]Laying of pipes and Geberit flush-mounted cisterns 2,200
    [*]Washing machine connection, utility sink, other connections in the utility room 750
    [*]Laying pipes to the kitchen from main line 470
    [*]Soft water system BWT AQA perla 2,560
    [*]Shower drain 580
    [*]Two frost-proof outdoor taps incl. pipe 800
Total net: 49,830

Sanitary fixtures are not included. You could get them yourself and have them installed for 1,800 net.

Is okay, even rather on the affordable side. And the option with [Sanitär] will save you a lot of money, you usually don't get that!

Would definitely go for it, good offer overall

That's fine. It could be 2-3k€ cheaper in total, but the architect will get that for you in the price negotiation, 5% always work, possibly with a discount. And you have the huge advantage that you are allowed to obtain the objects yourself, that is a gift that should actually be factored in.
