New construction on a new plot without a child - how do we approach it?

Yes, the ones in Rüningen. Better than nothing ;-) In Hannover Lehrte there is another park by Helma. There are also about 10 houses there.

I was able to find out the floor area ratio for a building area that might be suitable, but is currently still in planning...

it is 0.25

Meaning: on about 650m2, we could build about 160m2... - right???

I also heard/read the term floor area ratio for the first time this week

(it probably existed back then as well, because we needed a special permit back then to build 2 houses on one plot of land :-) - probably I simply forgot it again or it was called something else? no idea)

Please note that the 160m² also include more things than just the house itself.

can you specify that more precisely? Carport/garage presumably? what else?

we want a maximum of 120m2 living space

rather smaller...

we currently have 107m2 for 3 people

and it should now be just for 2 people

given the land prices, 100m2 more wouldn’t be a problem if necessary

Here is an excerpt from Wikipedia

Floor Area Ratio (Floor Area Ratio) The Floor Area Ratio (BauNVZ, § 19) indicates the proportion of a building plot that may be built upon; it is given with one or two decimal places, for example:

    [*]Floor Area Ratio 0.3 = 30% of the plot area may be built upon

Example calculation: Floor area of the buildings (140 m²) : plot area (500 m²) = 0.28 (thus the Floor Area Ratio of 0.3 is not exceeded)

When determining the Floor Area Ratio, the floor areas of all buildings, such as buildings, ancillary facilities and paved areas, are fully considered. The allowable floor area of ancillary facilities may generally be exceeded by up to 50% (but only up to a maximum Floor Area Ratio of 0.8).



For the house, the roof area, then carport/garage/tool shed and in my opinion also parking space/terrace/driveway/paths should count. Permeable surfaces do not count to my knowledge. However, maybe someone can confirm that again.

120 m² of living space should definitely correspond to almost 160 m² of roof area for a bungalow.
