New construction on a new plot without a child - how do we approach it?

I had just looked that up myself

so everything that is built on and thus also terrace, paths, etc?

at some point I will understand it too

good thing there are still 2.5 years left ;-)

you are now referring to the roof area??

I realize I need to read up on it more carefully...

Sorry, roof area was the wrong term. I meant the base area including roof overhangs. However, I just looked again in a guide on the floor area ratio (FFM) that roof overhangs are excluded:

The determining factor is the portion of the building plot that may be covered by structural installations. The vertical projection of the external dimensions of an above-ground structural installation is to be used as the covered area. For buildings with slanted enclosing walls, the largest floor plan extension is decisive for the coverage of the building plot. The same applies to essential components that protrude into the airspace, such as bay windows, balconies, cantilevered floors, or similar. Only subordinate components like roof overhangs, cornices, a few entrance steps, wall pillars, window sills, or similar may be disregarded.

... although I just heard/read somewhere again that roof overhangs of 50cm or more are included - so if the roof overhang is 50cm or more, then those 50cm or more are also counted towards the floor area ratio, everything below that is not included in the calculation.
My understanding is therefore house (footprint with terrace) counts towards the floor area ratio. An additional 50% can then be estimated for paths, carport, and garage (as Musketier wrote/quoted).

But: think it over when you choose a building plot and definitely know the development plan :)
I have also never experienced the terrace being measured afterward :cool:, and everyone has still managed to get a 2-person bungalow with sauna on their plot ;)
