New construction on a new plot without a child - how do we approach it?

our financial framework is certainly quite solid, but should by no means be "fully utilized" :-)

worst case: the possibility of "nothing at all"
is maybe not so unrealistic. selling really well is not... so we are already setting it quite low.
if it does not sell, then it would quite certainly at least be well rented for the time being, because that works here at good prices.

but then a large chunk of equity capital would be missing and we would probably rather just drop the topic immediately.

then rather rent upstairs until sold would probably be the case

I think the idea is very good. It has several advantages. First, you have probably been able to save a bit more equity. Second, your equity increases significantly through the house sale and you know exactly what you are getting. Third, you get a feel for your new neighborhood and can more precisely locate where you want to go. Fourth, you can much easier check out construction companies, developers, architects, etc. on site. Fifth, you are on site and can accompany your construction locally.

PS: In Braunschweig there are also a couple of show houses that you can look at. In Hannover there are two show home parks. Definitely worth a visit because you get good ideas there. Best to make an appointment with a company right away, then you also save the entrance fee at the prefabricated house park ;-)

and no one is rushing us anyway :-)

we will be renting for 2 years in any case, or rather my husband.

so we would already be on site, even if not with a crazy amount of time.

model houses Braunschweig? I only know a few in Rüningen. do you mean those?

in Hannover I know the model house park in Langenhagen? , I will also look again for the second one you mentioned

I cannot confirm that. With us, the admission fee was covered by the respective provider for all consultation appointments.
