New construction on a new plot without a child - how do we approach it?

to define the financial framework, I probably first need to find out how much a Bungi in our desired size would cost. Plot, plot incidental costs, house connection costs, notary, etc. added to that... then I thought I could count on about 2/3 of the approx. selling price of the current house as equity (your mentioned worst case)
there is plenty of choice of plots in the region, partly building gaps (which would surely be gone if we were to start) partly advertised building areas where the upcoming construction phases might fit into our schedule.

planned new development areas, where there is no detailed information yet, I have also already identified a few

why wouldn't you pay attention to the wall structure?? I thought that is currently quite important due to the various energy regulations?

Good evening,

I will try to give you an outlook.


Land: TEUR 27 (every builder dreams of that)
Bungalow approx. 120 sqm (that’s about how much you’ll need for the desired room program in my opinion): approx. TEUR 192
Full basement: approx. TEUR 50 (a partial basement will be at most TEUR 10 cheaper)
Carport/Garage 3.00 x 6.00 m: TEUR 5
Painting/flooring in EL: TEUR 15
Additional construction costs: TEUR 35
Reserves for extras: TEUR 10
Outdoor facilities in EL: TEUR 10 (only the essentials)

Total comes to approx.: TEUR 344 (not a dream for a few either)


I would join instantly ... if I didn’t still have to work :D

I hope that the estimate is really at the very top limit ;-)

ok, more is always possible, but this is almost a bit too much for me, especially compared to our first house construction ;-)

ok, a basement is not necessary, sauna neither (sigh)

but it's at least a figure that you can work with going forward

I will now start to look into the different heating options and just consider to what extent we are willing to start over again...

Sorry, I forgot to add. The estimate is based on a Kfw 70 efficiency house including air-to-water heat pump and ventilation system.

Actually, I meant your own financial framework in the sense of "What can I afford?". Not: "How much does the house cost?". But of course, a certain idea of the expected costs does belong to it.

The worst case would be zero, but that may be unrealistic. For now, I would observe the local market in the hope of getting a feel for prices. When it becomes more concrete, I would consider it appropriate to spend a little money to have an honest (!) appraisal of your own house done.

I would note that the sale price for the old house might be credited to you significantly later than the last installment for the new build has to be paid. But this is not an unusual case; there should be solutions for that. You just have to remember it.
