Hello,
120 and 180 sqm are already a huge difference. OK, if without basement, then of course the house is correspondingly larger. But that also of course costs money. 40,000,-€ for the basement - to be fair, you have to deduct the costs for the foundation slab - then it relativizes again. We find it practical if the building services (heat pump, fuse box, controlled residential ventilation, washer/dryer, etc.) are in the basement, plus a future hobby basement with storage space and a small guest room/office. We have a hillside property, and in 2 basement rooms also nice large windows with daylight.
On the topic of prefab house (timber frame and the like) or solid construction (stone on stone): just use the search function once - then you get a lot of input.
And: no construction method has only advantages. Weigh everything up and then decide. And: prefab houses are definitely not cheaper... By the way: we have a prefab house.
