Hello,

120 and 180 sqm are already a huge difference. OK, if without basement, then of course the house is correspondingly larger. But that also of course costs money. 40,000,-€ for the basement - to be fair, you have to deduct the costs for the foundation slab - then it relativizes again. We find it practical if the building services (heat pump, fuse box, controlled residential ventilation, washer/dryer, etc.) are in the basement, plus a future hobby basement with storage space and a small guest room/office. We have a hillside property, and in 2 basement rooms also nice large windows with daylight.

On the topic of prefab house (timber frame and the like) or solid construction (stone on stone): just use the search function once - then you get a lot of input.

And: no construction method has only advantages. Weigh everything up and then decide. And: prefab houses are definitely not cheaper... By the way: we have a prefab house.

I hope I could help a bit.

Regards...

Hello!

We are also considering a prefabricated house. Are there any tips on how to protect yourself from unpleasant financial surprises?

Tips?

Have a soil survey carried out before finalizing the financing.
Keep about 30,000 in cash as a reserve.
If possible, obtain lump-sum offers. (Civil engineering, foundation slab, garage)
Check the work contract carefully.
Have the construction performance description reviewed externally to see if anything expensive is missing.
Reduce claims.

And you can't really protect yourself from that entirely anyway, hence the reserve.

Hello!

Thank you very much for your reply.

We already have plots. We are just afraid of ending up with a manufacturer who goes bankrupt in the middle of construction. We are interested in this house. Does anyone have experience with it?

Hello, just google the name - that always helps
The homepage is also not very professional... The link to the construction service description from 2011 does not work for me. And Kfw85 just meets the minimum requirement of the 2009 Energy Saving Ordinance.
The fear of the manufacturer's insolvency can be insured against. With us, 90% was only due after completion, the remaining 10% after acceptance. Some providers also offer insurance.
But the risk is certainly lower with a company that has been operating for years or decades with thousands of houses built than with completely unknown firms/general contractors.
