Payment terms for prefab house

We also built a prefabricated house and after the screed we still had the following work to do: filling Q3, installation of heating and ventilation, final electrical installation, final sanitary installation, exterior plaster, floor coverings, painting. You cannot set a 5% discount for that.

Therefore, you cannot generally say that 5% is okay for a prefabricated house. Even in the other case, 5% after the screed is clearly too little, and if your builder is not willing to negotiate, I would really consider whether a change might be better.

There could of course be mitigating circumstances if you have several positive personal preferences and you know that the company is financially sound.

Unfortunately, it is not negotiable with the house builder. However, it is Okal Haus, so I am less worried about my money here

What speaks against it? That sounds negative!

Basically, there is probably nothing against it, we also wanted to build with Okal Haus, but it turned out that Okal Haus, even after repeated inquiries, is not able (or does not want) to tell us, for example, the specific wall construction. Neither in the construction specification nor upon request do you get told which materials and thicknesses are used. The excuse was always that one cannot commit to materials because of constantly changing regulations, which is of course nonsense. We presented the construction specification from Okal Haus to an expert, and he pointed out so many gaps and loopholes that we declined gratefully. Not to mention the outrageous price that Okal Haus offered.

It is explicitly stated in the construction service description, but I don't know when you built.
