Where do you even start. Cool house with skate ramp. I assume the street is located to the north. Are you allowed to build like this according to the [B‘Plan]? Why this shady terrace The best proof that size isn’t everything. With 350 sqm you expect a wow effect. Here is the cramped skate ramp. Far from generous villas in glossy magazines. Stairs in the wrong place, courtyard gone, 80s slant and 80s bay window and it could be something. Even with a lot of personal effort, it won’t be far off from a million. Get yourself an architect

I can hardly believe that it is supposed to be 350 m². They are the same rooms as in any other house, I don’t see any spaciousness. Does a terrace with a courtyard character really have more charm than a terrace from which you look into your garden? Did I understand correctly that you are building the terrace like this because you don’t know what will be built around it? But with a 1200 m² plot there should be enough space on all sides so that a neighbor does not disturb?

You want feedback from others who tell you that they do not understand it or do not recognize what is necessary in order to give an appropriate response. Your answer to that includes: "... can be seen" Hm..... no, it can't! ..... and which "rest" do you mean that should still be visible there? There are hundreds of floor plans here and just as many online. THIS is not a floor plan that could even be seriously discussed in the form visible here. "We like everything"....... well then....... You could probably fit 5 jumbo bathtubs, I'm sure of that. But it's about details in the rooms, needs of the residents etc., otherwise you could just roll dice and see where everything ends up in the room.

So the house will not be free of charge. But we have already built for my sister-in-law. Just as an example. Paving the yard yourself costs only 1/3 of what it would cost to have a professional company do it. I believe most people cannot imagine what is possible with a lot of personal effort. Building materials from the wholesaler at purchase price, etc. My wife is a lawyer, I work at a large industrial company under the IG Metall collective agreement. We are not both high earners, but we both have to pay the top tax rate. And it is not supposed to be a luxury pad now. Yes, the rooms are somewhat larger but underfloor heating, electric shutters – that’s it. KNX etc. we don’t need.

Ok, so a children's room facing east (mostly dark) I don't find very happy. Instead, bedroom and dressing room in the warm south. I would swap the orientation there. Site plan for example to be able to understand how you orient the house on the plot.

I find the corridor downstairs and upstairs quite narrow.

Why do you actually have a large bathroom on the ground floor?
