I don't think that's what it's about at all. The discussion was about the notary appointment, so it's probably more about a document called [Vertrach], as we would say here.

Thank you very much. Then I have to talk to the gentlemen bankers again. In any case, it was communicated as if the land register is absolutely necessary, or at least that’s how I understood it. Payout is, as said, not a problem; before the base slab is concreted, I only need the bank for the KfW application...

A gentleman banker has already answered you from practical experience that this is not necessary. ;) Put some fire under your banker's ass... No land register for the loan agreement, but for the disbursement, yes, with a land charge or alternative.

Tip: The ranking certificate from the notary also costs money, so I would try to manage without it.

It's completely normal that a land charge registration takes some time at the moment. The banks know that.

Standard business

You buy, take out a loan, receive the purpose declaration and land charge registrations from the bank, and go to the notary.

The notary certifies when everything is done. The money is only paid out when all disbursement conditions are met. And the purpose declaration and land register entry are mandatory for that.

Obviously not at Interhyp. Today, an email came from the broker saying that without the land register, his hands are tied. But luckily, the Volksbank at the construction site is not so strict about it. Then I have to personally visit the banks for the interest rate comparison.
