We just spoke with our financial expert. It's unbelievable. The purchase of an existing house is not subsidized either by the NRW.Bank or by the KFW. Even if you want to renovate it energetically. That means we have to finance 150k through the bank. So the whole thing is off again. NRW.Bank apparently now only supports KFW 40 after all. I absolutely don't understand anything anymore!

Why is that? Of course, a purchase and an energetic renovation are funded, there are just certain conditions. Unbelievable that you spoke with a janitor or something like that.

And NRW.Bank also finances existing buildings as well as modernizations. You just must not earn too much.

Yes, I don’t count KFW 124, the conditions there are worse than with the house bank, and with 261 the purchase price for the existing building is simply not subsidized. I just called and was confirmed this!

We are excluded from NRW because of the income limit!

So we have just received our commitments for KfW 261 and NRW.Bank sustainable living.
However, we do not have to finance the purchase price, only the renovation or construction costs.
152,500 at 2.41 through KfW, 30 years term and 10 years fixed interest rate
280,000 at 1.74 through NRW.Bank, 30 years term, 30 years fixed interest rate

We achieve KfW 70 EE WPB. It is enough if you have successfully applied for KfW 261 in order to be eligible to use NRW.Bank Sustainable Living for the remaining renovation costs.

It is still a subsidy. It also helps with some banks (like ours) that the financing is considered subordinated financing and therefore you get an improvement in conditions for the bank loan (so for the land condition, as if the KfW financing were equity—but not in the risk assessment).

You want to renovate, right? You say so yourself. And then you complain that a renovation is not subsidized? Do you also want powdered sugar to be blown somewhere? Do something yourself and try not to depict everything through subsidies.
It would be even worse if old and inefficient houses were subsidized upon purchase.

Then financially you are doing quite well.

Oh, I think I misunderstood. You could combine KfW 261, NRW.Bank Nachhaltig wohnen for the remaining renovation costs, and a simple bank loan from your house bank. Or you wait for the Jung kauft Alt program that is supposed to come.
