Hello everyone, a lot has accumulated in one day ;) I don't get a chance to check the forum during the day. Thanks already for the many responses. Now I have to first read 12 pages and try to answer all your questions. o_O

So then I'll start...
Regarding the house questions:
- The house is yet to be built. It is a larger construction project with several houses
- Everything is included in the price except for the telecom connection and garden design (only rough grading)
- Paving work in front of the house (carport and entrance) and terrace are included in the price
- The price is fixed. There is a draft contract with a construction description for included services and fixed surcharges for optional services
- The house will be built in the outskirts of a university town in the Upper Palatinate ;)
- The basement is fixed and not optional
- The optional and special services amounting to 37 k€ are set high. We could still cut 5 - 10 k€ here with the red pen.
- The living area is 150 sqm on three floors + 50 sqm basement

You think the house is too cheap? This is the first time I hear a house is too cheap.
How much do you pay for your houses?

A part for new furniture is included in the 30 k€ for the kitchen. Otherwise, we only bought new furniture in recent years. We still need a new couch.

Regarding the financial topics:
- During parental leave, my wife's salary will be reduced by 2.2 k€
- We have saved the equity. No inheritance or gifts received.
- Inheritance is not expected. It might be possible sometime but cannot be planned.
- Regarding the 35h week. Until last August, I worked 40h and would like to increase again. The contracts were reduced to 35 h by the company due to corona. It is currently not clear when we can go back to 40 h. I would have enough work for 45 h.
- Vacation is not important to us. We haven't been on one for a few years. A hammock in the allotment garden and a cool beer is enough for us :D
- We are definitely not consumption victims. We buy a new phone every four years and don't drive a fancy car, but a Golf. And my wife rides her bike summer and winter.

We know that financing will not be easy. Otherwise, it would be too simple. The high land prices in Bavaria, especially in the area of university cities, cannot be changed by us, and unfortunately, we cannot influence construction costs either. The fact is that both are rising, and significantly so. Therefore, the question is, does it make sense to wait and "save" even more? Savings interest rates have not existed for a long time. But does that make the situation better? I fear not. If prices rise only 3% annually, that is about €20,000 per year on €650,000. So I have to build up this amount annually just to keep the required loan amount constant. If property prices fall again sometime, financing will become easier. But no one knows if or when that will be. In addition, with each year of waiting, the time for repayment is reduced, and I want to be finished by retirement. We have also considered existing properties. Unfortunately, in my impression, they are completely overpriced for their condition. And there are hardly any building plots without a developer anymore, and if there are, there are at least 500 applicants for 100 parcels. We have thought a lot back and forth. Yes, it is difficult, and that is why we do not take the decision lightly. By the way, the Sparkasse and the financing advisor from Interhyp say that everything looks very solid. We are much more skeptical.

You must not forget that the consultants earn a lot of money from the financing.

In general, it sounds very positive with you and you seem to have everything under control.
