Is the construction project affordable? 570 k€ loan with a 5300 € salary

well then, until 67 it is....
There will be repairs coming too, and not only after 25 years. I don’t want to talk anyone out of it.

My wife left 2 years after we moved in, I’m doing all of this alone now. And I know what I pay monthly, our loan was a trivial matter compared to this, but my repayment is very high.
What I want to say is, thinking positively is good, but it should be realistic, and this here is really pushing the limits, without a child being there, but hoping for some, and they don’t just cost one mark fifty a month. I have one and I know what I’m talking about.

The first 1 to 3 years?? Wait until the first 1 to 3 years are over, then come the second 1 to 3 years and after that the third and fourth ... From about 12 years on, the "hormones," i.e., puberty, come into play. THEN it really gets interesting ... :cool: Especially when the offspring is female, visually from "good parents," and there are constantly new "males" lurking in front of the house ...

Hehe, I know. But the 1-3 years is the biggest adjustment from being single to family.

You can never generally say how high the financing amount "may" be compared to the income...

With an income of 5,200€, one family spends around 2,500€ on FIX costs and the other only 1,900€... You just have to know to what extent you can cut costs and where a sacrifice in the private area can be planned. If that is not possible for some reason, it naturally gets a lot more interesting :D

I would start with the weekly hours... 35h, for that you earn well! If you have the possibility to increase this (even if only temporarily), you quickly have a few hundred euros more in your pocket... Ultimately, the framework conditions suit you :)

For me personally, the amount would be clearly too high given the income. But it should be doable. You are surely aware that some expenses may no longer be so easily possible when Nachwuchs + Elternzeit are upcoming. I do not know your lifestyle; my recommendation would only be that you have to consider or make yourselves aware that the rate for the house will determine/influence a large part of the lifestyle. If that’s ok, then go ahead :)

The decisive factor is always the expenses / life style situation. That's why my question is: Did you save up the equity yourselves? If yes, go for it. If no and the amount mostly comes from a gift / inheritance or similar, you really have to see if you can manage to pay such a high amount monthly. 700 euros warm rent also sounds more like a 2-room apartment, there will be many additional costs related to the house coming your way that you currently don't have.

Children are a gift and not a problem guys - if the house is built and there are children, do you think you won't be able to cope then? You build your life around the installment / house and just have to make some sacrifices.
