I think you are underestimating the costs of the basement in your calculation. It is completely within the thermal envelope. Even including the garage?

What I already wrote in post #52... but nobody listens to me :cool:

The basement should be removed from the thermal envelope and the exterior walls should be stacked on top of each other, this should be examined.

I also see the basement as a major financial component. Including garage 100 sqm, which most builders forego and yet still have to pay 400000/450000. Well, and then the edge surcharges...

I’m writing another update.

After the offer with the floor plan from #60, GU1 contacted us on their own initiative to inform us that a calculation error had occurred and they wanted to re-plan. We then received this offer last week.

I reached out to GU2 last weekend since we approved the very good draft for calculation exactly one month ago. They replied that they hadn’t had time for a calculation so far and would now (without specifying a concrete date) start working on it.

We had our initial meeting with GU3 two weeks ago. Our contact there made a good impression, was very knowledgeable, and took time. However, he mentioned about two weeks for the draft and then another two months for the calculation. We have concerns about whether the timing will even work out.

We made our decision yesterday. It will be the general contractor who started out with the worst conditions (unknown to us, no "client experience" from friends/acquaintances/new development inquiries, pure recommendation via this forum, initial interview only because another favored general contractor directly declined us). Here, the chemistry was great from the very first meeting. In many respects, we have the impression that the boss is not looking for the easiest solution, but the most sensible one. Even though he was less well received here, the floor plan from #59 remains.
