The latter is the case. Since it is our first draft, we did not think about wall thicknesses but worked according to the principle "this is how big the room should be."



We thought about putting a deep Pax wardrobe on one side and a shallow one on the other side (I think 60cm and 35cm?). That wouldn’t be huge, but with our room program, we consciously want to do without a dressing room and call it a walk-in closet since we usually get dressed in the bathroom.



Thanks for the benchmark! Are the support measures to the front and sides included in your price? Could you please briefly describe what you consider to be "luxury features"?

What finished room width did you have in mind for the dressing room? I would guess 1.60m, but you still don't have wall thicknesses. We have about 2.10m, with a proper wardrobe for hangers etc. on one side, and shallow depth, about 45cm or so, on the other. 20 cm more would have done everything but harm. For you, it won't just be tight, it'll be nearly impossible... ;)

I settled on 1.50 m in height in the dressing room. No matter: with a 60 cm wardrobe placed 5 cm away from the wall, and the dresser likewise, you have 50 cm left to move, walk through, or pull out dresser drawers... quite amusing, really ;) Fun with the house looks a bit different. The walls, which will then come near the ceiling, make the rest correspondingly larger.

I think the model is great; overall, this will definitely be a modern, wonderful house. I do have a few questions / points of criticism though. Why are you orienting the open-plan living area to the east towards the street and blocking off the south side (no neighbor) with the sofa? I would especially rotate the ground floor by 90 degrees and try to position the staircase to the north. That way, you could also minimize this huge hallway in the basement. It's quite "expensive." What are the wall panels for on the ground floor? They block the view of the certainly quite impressive staircase and unnecessarily restrict the space. They don't offer any soundproofing (there is no door to the staircase/hallway for that). I would probably either separate the hallway to have sound protection upwards or leave it open entirely. On the upper floor, the trapped walk-in closet would also bother me, but maybe that's not a problem for you if you always get up / go to bed at the same time. Bedroom 2 has the same square meters as Bedroom 1, but because of the tiny hallway at the door, it effectively has less space.

The costs I mentioned only include the (temporary) slope stabilization of the excavation pit. Retaining walls fall under the category of outdoor facilities for me and will certainly cost another five-figure sum.

Luxury features for us are a very elaborate roof, special facade elements, KNX, basement living space, sash windows/doors, geothermal heating/cooling, and a few other smaller things.
