Haydee and hampshire! Thank you.

We would like to create a small slope with grass in the north (meaning to the right of the house) to be able to get into the garden with a wheelbarrow, etc., and in the south (that is, near the terrace) a stair access. How it can look nice should be planned for us. Actually, we had a plot in view that was located on the edge of town, therefore directly adjoining the field path on two sides, and as a "nature lover" I already somewhat miss it. Therefore, I want as much garden/green as possible.

I take your feedback on the rooms as is and will let it sink in for now.

Since none of you have rejected it so far regarding dream and budget, it may be most sensible to wait with the plans and budget for the discussions with the providers.

By the way, providers - do you have a well-coordinated team on site consisting of an architect, civil engineer, and carpenter? I would also inquire with them. Start the research with the carpentry company, you can follow the motto of thoroughly googling everything,

We have scheduled initial meetings with 5 companies. We selected them based on their reputation (conversations with other builders), their regional proximity (between 25 and 90 road kilometers), and their size or smallness. However, they are all [GU].

don’t you have direct access to the living area/garden without stairs

Yes! We are planning a floor-to-ceiling window in the hallway between the guest toilet and the living room, so that we/guests have a short way from the terrace to the toilet.
In addition, a sliding door is to be installed on the east side at the level of the kitchen/dining/living area, so that things can be taken outside from there.

The tip alone was already worth its weight in gold. We looked at the area in the plan and then measured it here in the apartment. We will revise the plan again and I will scan it afterwards.
Does it make a difference in terms of living feel or price whether such a room-dividing wall is floor-to-ceiling or whether there is a gap at the top?
