Even if this is not the answer you are aiming for: I wrote mostly, meaning there were indeed bright spots or at least we perceived them that way, which then resembled our designs as well. To be clear. I don’t see the problems with us!

In general, it is probably currently the case that no one needs to build a house (except the builders), which certainly affects the quality/effort that some companies put forth. It is clear that these companies then do not come into closer consideration.

There are still two (up to three) companies in closer consideration with which we can imagine building. All three offer the floor plan shown above. No criticism regarding the floor plan came from these companies, nor from various friends/acquaintances/family members who have reviewed it. Therefore, I wanted to ask here for further tips. We conducted the discussions openly each time and in particular started with a blank sheet with the companies instead of presenting our design immediately. Rather, after the first proposal, we actively compared it to our floor plan together and discussed the advantages and disadvantages of each.

An alternative floor plan with about 12sqm/ per floor less space is ready, possibly able to be expanded to 20sqm/ per floor. This is in case the budget causes problems.

But it is all based on the same principle. Should you find any serious errors, we will have to revisit it. Likewise, you could possibly point out less obvious cost drivers.

For me, this is not a 100% recognizable floor plan at all. Sure, you can guess some things, but there are missing doors, windows, room names - I don’t even know where the entrance is. The furnishing is also partly very questionable - so many niches and corners where no one knows what they are for. Sorry, it’s too confusing for me.

I have now named the rooms and also drawn in the doors. This doesn’t make the whole thing more clear but possibly more understandable. I have also marked the windows, but deliberately not dimensioned them; firstly, I want to stick to available/common sizes that I do not know, and secondly, these are not really fixed, especially on the upper floor. I don’t see too many niches and corners. If anything here is unclear, please ask explicitly, then I might be able to clarify. Regarding the upper floor, it should be added that the dressing room and the sleeping area will probably be swapped.

Cost savings: Removing a few corners on the exterior walls

Entrance: Like furnishing
Pantry: what should go into this tiny corner?
WC: 1.2 m raw dimension very cramped
Living room: Where is a TV supposed to go?

I find the upper floor terribly laid out. Especially the hallway and that one children's room.
Bedroom very little space between bed and wall.

I find the upper floor horrible. The actually large total floor area is somehow not optimally divided. One of the children's rooms with the corner in it can hardly be left as is. There should be a possibility to get the room cut in a "normal" way. In my opinion, the question is also whether the layout of the ground floor necessarily has to be like this (what I mean is: One should first determine the "bottleneck," i.e., whether it's the ground floor or the upper floor). Then design the bottleneck floor. And only afterwards the other floor. Therefore, I would develop the upper floor first, then the ground floor.

- Furniture for the entrance is not yet decided. Coats and shoes are to be stored. I was thinking of cabinets on the top and bottom walls of the plan.
- Pantry: The niche accessible from the kitchen is intended for a SBS refrigerator. The inner corner is not yet decided, it resulted from the external requirement. Possibly the pantry can also be adjusted by moving the walls. The size would already be sufficient as it is.
- WC is just a WC, dimensions are known (from other WCs), but good point, we will see if we can widen it a bit. My dimensions should also be finished dimensions.
- Living room: TV on the bottom wall (south wall)

What you write about the upper floor sounds terrible
Regarding the bedroom: There is 1m of space around the bed, which I think is plenty. (The bed is drawn to scale (2.3x2.2m))
Please explain in more detail what you do not like about the corridor.
Both children's rooms have almost identical floor areas, hence the kink. One should consider that the room here is still 3m wide and thus as large as "standard" kids' rooms, which are often about 3x4m. It is just elongated. Personally, I find that better than square, as it makes it easy to define different areas later.
But of course you can provide me with alternative suggestions. (also for the ground floor.)

P.S. So far I saw the bottleneck in the ground floor. That is why exactly that was planned first.
