Hello, thanks for the input. Yes, the building envelope is negotiable since it “does not follow any urban planning concept” and on further southern plots building further to the west is also allowed. There is already a positively decided building inquiry for the western part of the plot outside the building envelope.

Why expensive dormer? Where and for what purpose? If it is supposed to be the bedroom in old age: turn your focus to the ground floor shower bathroom – it is not suitable for elderly. Everyday usability only to a limited extent. How many sqm has the architect planned there? I don’t see your price target, so I’ll keep it short: first sell part of the plot, now choose the cream of the crop and build more relaxed right away.
