Who is doing the construction supervision, the tendering? Have you even dealt with the topic of house, energy saving ordinance, etc.?

A house of this size with a basement never and never for 350,000 euros without additional construction costs







In September there was still a thread where costs were also well above those estimated by the architect and there is also one why additional financing was necessary.

Architect 5500€? Doesn't a finished building plan already cost 1000€? With 42cm bricks you ask if it will be a KfW 70? That shows your lack of knowledge. No numbers on the table. So you haven't even compared whether a company would be cheaper than an architect? But you talk about "if you only take the most expensive companies". Round up your architect and get real numbers as soon as possible! Without a calculated price (all trades with timestamp 2018/19) I wouldn't sign anything.

The roof costs are for the house and garage together, it may be that it will be cheaper. The reason the facade is so expensive for me is that I only have a 24 cm brick, with mineral wool on top. And the costs are included in the facade. In return, your brick costs twice as much, and you also need significantly more bricks because it is narrower than a 24 cm one. The ventilation system is already included with 10,000€ in the plumbing costs. Please excuse me, you wanted to see/hear prices, if you don’t like them I can’t change that either. I actually just wanted to give you advice so that you don’t blindly run into your misfortune.

Yes, the expensive technology is spread over more sqm, which lowers the average sqm price. Maybe it’s 1800/sqm for you, which then simply comes to just under 400,000 for the house, plus basement etc.



Mine refers to the Energy Saving Ordinance 70, so the standard house. I don’t know about your heating etc.



Connections are external in my case, in the additional building costs, just as you calculate and budget: a clear separation of:

House Special equipment Additional building costs Outdoor facilities Garage Basement Painting, floor coverings

If you build yourself a large house including a large basement, then it just costs more than others here who build economically smaller. Most limit themselves to 160 sqm or less and build without a basement.

What else can one say to that now? If you don’t want to listen, you’ll have to feel it...
