So with 1600 warm, we deduct roughly 450€ for additional costs. That leaves only 1200€ for the installment. With a repayment rate of 2 percent, that’s about 360,000.

Plus your equity, you’re at 410,000. After 20 years, you still have over 210k€ left.

I would say, without wanting to offend you, the whole thing is a bit too big.

Have you even been to a bank or broker yet?

Regardless of whether you get the necessary loan, I consider 360,000 for REALLY EVERYTHING at 220 sqm to be far too little. New furniture, new kitchen, lamps, outdoor facilities, various incidental costs - including things like development fees, which are often overlooked - and so on and so forth. In my opinion, not even 300,000 remain for the house itself. :-(

We have not been to the bank yet.
We could also pay more than 1600 including heating.

In general, we want to finance as little as possible.

I will get in touch when I have been to the bank and have offers.

The problem with the bank is simply that no matter how frugally you can live, they apply flat rates for everything.

For 4 people, amount x from the net income is already gone.
Number of cars, the next amount is gone.
Renting is already a tricky matter with some banks.

Before you spend money on anything, first go to the bank and have them tell you what you can afford.

Then you can sit down again with your architect.

Don’t forget 50,000€ equity.
No more development costs will be incurred.

We will do the exterior work ourselves 2 years later, my brother-in-law who is a landscaper and I.
I had already said that we don’t want luxury fittings.
And quite a bit of personal contribution.

Don't take it the wrong way, but your information is a bit confusing and sounds somewhat contradictory.

You have already purchased the land. You have plans from an architect who only wants 5,500€. Maybe that's why you don't have a cost estimate yet? Are you actually building with an architect? Or has only an architect made a draft and the execution is supposed to be done by a general contractor? You want to start in May and still have no cost estimates from planners, builders, architects, or anyone else? Have you already been to a bank? Financing concept? Is your equity already included in the 430,000? Ancillary building costs? They appear sometimes and sometimes not? Included in the budget? 1,600€ warm? What does that mean? So from the 1,600€, the ancillary costs and reserves must still be deducted so that the actual rate would only be, for example, 1,300€?

Honestly? The approach is, to put it mildly, unusual. My advice:

- Go to a bank and have a "What can I afford conversation"? (Actually way too late already).
- Then get a cost estimate made. (Better not just one)
- Then calculate again how big the house can really be. (Hard to say with the numerical confusion. At the moment, if anything, I see more 120sqm than 220sqm)
- Read through the forum here and the links already mentioned.

But I already think it's good that you apparently show insight and take advice.
