You also have to consider that the house will not be an hfw 40 house, furthermore I don’t need a boiler because the new development area is operated with a combined heat and power plant. The district heating connection costs me "only" 3600€.

Sorry, but you should urgently deal more with the topic of house construction or get external advice (not from the bank, not from the architect...).
Here in the forum, people calculate with 2000 € per square meter of living space. But since you are building very large (does it really have to be that way?) and apparently in a cheap area, I would also calculate 1800-1900€.
Accordingly, 50 sqm is still a difference of 90,000 € if you take the low 1800 Euro.
I would also ask the architect what the 42.5 cm bricks are supposed to be. Why not 36 cm?

In your place, I would ask the architect to create a detailed cost estimate. You can then post this estimate covering all trades here and we can exchange our experiences.
My estimate: minimum 470,000 € with basement + garage
How much it will be over 470,000€ depends on the equipment.
