How much do you estimate our house construction without land in Saarland?

Sorry, but you should urgently deal more with the topic of house construction or get external advice (not from the bank, not from the architect...).

Here in the forum, people calculate with 2000 € per square meter of living space. But since you are building very large (does it really have to be that way?) and apparently in a cheap area, I would also calculate 1800-1900€.
Accordingly, 50 sqm is still a difference of 90,000 € if you take the low 1800 Euro.

I would also ask the architect what the 42.5 cm bricks are supposed to be. Why not 36 cm?

In your place, I would ask the architect to create a detailed cost estimate. You can then post this estimate covering all trades here and we can exchange our experiences.

My estimate: minimum 470,000 € with basement + garage
How much it will be over 470,000€ depends on the equipment.

once again, we were talking about the pure construction costs, people!! without architect, structural engineer, etc.

the architect doesn’t cost me 50 but 5500€!!!!!

I’m also not paying 50,000€ for the roof but 22,000 (according to an offer from a company!!)

regarding the 42er brick, I haven’t thought about it, it can’t be changed now(?)
I was thinking of KfW 70, I don’t think it can be less with the bricks or?


as soon as I have the cost breakdown from the architect I’ll write it here.

So 50,000 for the roof seems very high to me, I have an offer here for 22,000!!
My architect costs €5,500!!

That's already €72,500 more than your amount!!!

If you only hire expensive companies and don’t get other offers, you obviously pay significantly more.

My facade costs about 12,000, I’m doing it with a friend.

Also, your sanitary costs of 36,000 are much too high in my opinion.

Planning is finished, you start in May and no costs have been calculated so far?? Wow!

We built under 1400 euros per sqm plus ancillary construction costs. However, without much frills and with a cheap general contractor. That probably won't work with an architect. So under 400/450 plus ancillary construction costs it certainly won't work.

Where are the executing companies supposed to come from in May, which have not even been requested so far, if there is no total price yet?

You build 40 houses with the brick!

I can achieve a KfW 55 house with the 36.5 one. Although just barely, it's already energetically 30% better than your desired 70.

You should quickly do your homework and not leave everything to your architect, otherwise it will get bleak very fast.

Hakim, you wanted to hear numbers. Now telling people that they have been ripped off/paid too much doesn’t help anyone. Because if the market is the way it is, you don’t have many options. Here it even goes so far that you have to be glad to get an offer at all in a timely manner, let alone that you have a choice between cheap and even cheaper.

Better be happy about your cheap offers and hope or even better verify that everything you need is really included. Get offers for as many trades as possible, because in the end it doesn’t help you at all whether someone here in the forum paid half or double for a trade compared to you.

Edit: one probably shouldn’t assume an “architect-designed house” here, because at the mentioned price construction supervision and the like probably won’t be done by the architect. In this constellation you can indeed choose carefully, take sanitary fixtures from the hardware store, etc. Cost certainty is only achieved when the last invoices are foreseeable.
