We obtained quotes without having the structural engineering report and energy calculation. It’s possible. However, depending on the estimates from the bidding companies, the costs can increase significantly because not everything is known yet: in our case, it was probably €2-3k for additional reinforced concrete columns and better insulation in the basement. Our companies estimated well and did not try to take the easy way out or get the contract by quoting low numbers. *

However, we had a lot of buffer in reserve to avoid needing additional financing.

The central question for you, in my opinion, is first of all how much total price you could ultimately afford. Because if it is already foreseeable that you *might* not be able to afford the house in the planned form, I honestly think it would be wrong to then also spend money on the structural engineer (twice). And in the end, you really have to be very careful and disciplined to avoid driving up the prices further and further, because it is very easy for the house to become more expensive than originally planned.

* Yes, we built without a scope of services and without architectural support. I understand why this is discouraged here in the forum. In the end – so far – we were very, very lucky with all the companies.

What is the maximum possible price-wise? You might then have to reduce from your quite generous 220 sqm...

Coming back to the question about the costs.

For me, something had to be changed on the roof due to the statics, which of course ended up costing extra. And since the structural engineer is ultimately responsible for the whole thing, he prefers to play it safe and simply adds more reinforcement here and there, etc. A small change on paper doesn’t look so bad. In reality, he doesn’t have to pay for it either.

To possibly reduce the costs, leave out things like bay windows, balconies, and columns. They simply drive the price up without much benefit.

For a house of that size, a proper plot must also be available. What do you want with a balcony? You will never use it because you will always sit on your terrace.

Also please remember that you somehow have to fill your 220 sqm with furniture. Furthermore, think about the kitchen—you certainly won’t have a 10 sqm kitchen with that property, right?

so with the property approx. €430,000 (land price €70,000)

But we have approx. €70,000 in equity.
Of that, we can only spend €50,000 because of a buffer since we have 2 other rental properties.

In total, we earn approx. €6,000 net together from rental income.
But from that, €1,200 monthly installments go towards the two properties and approx. €400 monthly taxes.

We live quite frugally, so we could easily afford a payment of approx. €1,600 warm for the new house.

Does that sound realistic to you?
