We had to pay 20€ for an additional socket, which I thought was okay. However, they really charged a lot for the tiles.

You simply left out a few important items in your initial post. Costs per sqm are max. for the pure house without ancillary construction costs and garage.
Calculate €1500 per sqm for the house and say €1000 per sqm for the basement. Another €40k for ancillary construction costs and another €1000 per sqm for the garage.
Add a few euros for your air conditioning and the electric shutters and where do you end up?
P.S. Don't forget the buffer

Maybe not 150k, but with your project and your wishes you should be able to manage about 120k additionally. Or do you want to live for years on a construction site without finished interior fittings and outdoor facilities?

Yes, it is true that it is about 50sqm less. But the plot is included. Besides the ventilation and air conditioning, I don't see any excessive wishes. A split air conditioner costs about €2500 for 4 rooms. Add another €2500 for installation. The ventilation probably costs €10,000.

But here we are talking about the developer's price of €350k plus taxes and extras. Okay, let's say €450k. That's still €150k less for the plot and €50k less for the garage & garden.

So €200k. Sure, the plot is tiny with 217sqm, but even if you subtract that at the standard land value of €170, you are still much cheaper. With 3 floors and a flat roof, which as far as I know is more expensive than a classic pitched roof. If you subtract the plot at €36,000 from the developer's price, you come to €314,000 for 170sqm finished, including incidental construction costs. That makes €1850 per sqm. An architect in individual contracting should come under that. That only increases the gap to the developer house. The 1000€ per sqm for the basement and the 1000€ for the garage really seem like a lot. Sure, I don't know the prices, but it just looks extremely high. I find prices on the internet for prefab concrete garages with wide doors at 13 to 15k. A foundation won’t cost 20k, right? I also can’t imagine any company still charging an additional 100%. Or the level of equipment I imagine is so much lower than what is standard here.

Be careful with internet research and nationwide statistics. What good is the price in the Uckermark if you want to build at Lake Constance. Internet information is extremely general and especially outdated. What applied 2 or even 5 years ago is no longer directly transferable due to the construction boom.

Better make the ventilation 12K€, I don’t know about the air conditioning, so let’s take 5K€. 17K€ on 170sqm is 100€ extra per sqm. Eyes open! Ask about these two extras from the builder...

Your example with the garage is nice. Ask them for fun at Rekers or something like that. A concrete offer. Then see what it says on it. Find out what is not yet included in the offer - e.g., health insurance costs, foundations, electrical supply line, drainage, surcharge for side entrance door (the nice one please), and so on and so forth.

This industry is characterized by "starting from" prices. When you get into the topic, you see the publicly available information and think, "oh, it’s not that bad after all." You learn. Just remember beforehand that the plan is not realistic. Later on, that would be bad. That’s what this forum does.
