How is the construction boom? Still there?

As the title says, how is it looking for you? Is there still a lot being built or less? Entire fields or just spot by spot? And so on. Share your observations and experiences. My feeling is that the forum has become a bit quieter.

The second phase of the new development area is now being developed, again about 30 plots. The first phase, in which we also built, was sold relatively quickly within a few months. At the moment, I can't really imagine it going that fast again.

Our area had notary appointments with construction obligation (shell construction of a residential building) within 2 years in September last year. Out of 20 lots, currently 2 are completed and 5 are under construction. For the rest, nothing is happening at all, and in the municipal council minutes there have practically been no inquiries in recent months even though the municipality has 3 active construction areas.

I observe here in our city (near Bodenseekreis) that the new apartments from the developer are not being sold or were partially canceled before the notary. Terraced houses from another developer were returned by interested parties (I had expressed interest when they were all allocated, now they call me once a week). Newly designated building plots from the city were partially returned (550€ per m² and are only supposed to be sold to families with lower income/assets yeah...).

The rental prices for new apartments are now between 15€-17€ per m². Meanwhile, prices for ("old") condominiums and houses are falling. An acquaintance did not want to sell his apartment in spring for 370K€ because his house was not yet finished. Now no one wants it, not even for the advertised 310K€.

In our street, 4 building plots were sold, 2 to private individuals and 2 to developers. On one, the shell construction is standing and the interior work is progressing slowly as a DIY effort, but work is being done. On the second, the base for the floor slab was prepared in spring. Since then, nothing visible has happened. The 2 plots from the developer remain fallow, without any movement. I would say the boom has at least taken a serious hit. Since no end to the crisis is in sight, I would say that's it for now and normality is returning to the industry.

From my job experience: It is still going. But not as easily as before. Projects are being postponed, tightly calculated projects ([Bauträgerei Geschosswohnungsbau]) are sometimes even reversed for already sold units. Prices in new construction ([ETWs]) are largely stable, slightly declining in metropolitan areas. Rising rents (except in metropolitan areas) to compensate for increased construction costs.

Conclusion: An initial waiting phase since the beginning of the year is over. It continues, but more with the foot on the brake than on the accelerator.
